ABSTAIN: None RESOLUTION NO. 87/318
SUBJECT: Approval of the Final Map and Subdivision Agreement for
Subdivision 6802 , Oakley Area.
The following documents were presented for Board approval
this date :
The Final Map of Subdivision 6802 , property located in the
Oakley area , said map having been certified by the proper
officials ;
A Subdivision Agreement with Cypress Estates Joint Venture,
subdivider , whereby said subdivider agrees to. complete all
improvements as required in said Subdivision Agreement within one
year from the date of said agreement;
Said documents were accompanied by:
I . Security to guarantee the completion of road and
drainage improvements as required by Title 9 of the
County . Ordinance Code, as follows :
A . Cash deposit (Auditor ' s Deposit Permit No . 123752 ,
dated April 30, 1987 ) in the amount of $1 ,900 made
by Vista Homes , Inc .
B . Additional security in the form of a letter of
credit dated May 4 , 1987 , issued by Washington
Savings and Loan , with Cypress Estates Joint
Venture as principal , in the amount of $ 181 , 100
for faithful performance and $91 , 500 for labor and
materials .
II . Letter from the County Tax Collector stating that there
are no unpaid County taxes heretofore levied on the
property included in said map and that the 1986-87 tax
lien has been paid in full and the 1987-88 tax lien ,
which became a lien on the first day of March , 1987, is
estimated to be $4,000;
III . Security to guarantee the payment of taxes as required
by Title 9 of the County Ordinance Code in the form of
a letter of credit , issued by Washington Savings and
Loan with Cypress Estates Joint Venture as principal ,
in the amount of $4,000 quaranteeing the payment of the
estimated tax;
Said Subdivision is in the Oakley Area of Benefit as
established by Board Resolution No . 85/97 , which provides for the
collection of fees at the time the Subdivision Final Map is
filed . It was the intent , however , that the fees be collected
when the building permits are issued , not when the final map is
filed .
NOW THEREFORE BE IT RESOLVED that said subdivision , together
with the provisions for its design and improvement , is DETERMINED
to be consistent 'with the County' s general and specific plans ;

BE IT FURTHER RESOLVED that said Final Map is APPROVED and
this Board does not accept or reject on behalf of the public any
of the streets , paths , or easements shown thereon as dedicated to
public use.
BE IT FURTHER RESOLVED that said Subdivision Agreement is
also APPROVED.
BE IT FURTHER RESOLVED that the Area of Benefit fees be
collected with the issuance of building permits .
