Resolution No. 86/217
SUBJECT: Approval of a DDA between the Redevelopment Agency and
Taylor/Ward Properties and Sunspirit Properties, Pleasant Hill
BART Station Area Redevelopment Project.
It is the intent of the Redevelopment Agency to enter into a Disposition
and Development Agreement (DDA) with Taylor/Ward Properties and
Sunspirit Properties, as the designated developer of Specific Plan
Development Area 7A, 7B and 8 in the Pleasant Hill BART Station Area
Redevelopment Project. The purpose of the DDA is to provide for:
1. The conveyance of Redevelopment Agency owned property to the
developer to complete the assembly of Area 7A, 7B and 8.
2. The conveyance of developer owned property to the Agency for
realignment of Oak Road.
3. The orderly development of Area 7A, 7B and 8 in accordance
with the Redevelopment Plan.
In accordance with California Community Redevelopment Law (Health and
Safety Code Section 33433) the Agency has prepared a Summary Report'on
the DDA: the Summary Report and the DDA have been made available for
public inspection; and, the-Agency and Board of Supervisors have held a
duly noticed public hearing to consider the DDA.
The DDA is in the best interest of the County and the Agency, and is
necessary for implementation of the Pleasant Hill BART Station Area
Redevelopment Plan.
The Board of Supervisors finds that the purchase price of property
interests to be conveyed to Taylor/Ward Properties and Sunspirit
Properties pursuant to the DDA is not less than the fair market value of
such interests determined at the highest and best use permitted under
the Redevelopment Plan.
Therefore, the Board of Supervisors hereby resolves:
That certain Disposition and Development Agreement (Agency Contract No.
RA 86-18) between the Redevelopment Agency and Taylor/Ward Properties on
file with the Clerk of the Board of Supervisors affecting Specific Plan
Development Area 7A, 7B and 8 in the Pleasant Hill BART Station Area
Redevelopment Project, is hereby approved.
I hereby certify that this to a in*and correct copy at
an action taken and en.erod on the ratr ute*of the
Board of Supervisors on the data shown.
