(Amendments To Building Code Regarding Sprinkler
Systems And Area Separation Walls. )
The Contra Costa County Board of Supervisors ordains as follows
(omitting the parenthetical footnotes from the official text of
the enacted or amended provisions of the County Ordinance Code) :
SECTION I . SUMMARY. This ordinance amends Title 7 of the. County
Ordinance Code toiiprovide that Ordinance No. 87-100's provisions
on area separation walls and sprinkler systems apply only to
buildings for which building permits are issued on or after the
effective date of this ordinance.
SECTION II . Section 74-3.503 of the County Ordinance Code, as
added by Section II of Ordinance No. 87-100, is repealed . in its
entirety and replaced with Section 74-3.504, to read:
74-3.504 UBC Sec.. 505, area separation walls. (a) For new
buildings for which building permits are issued on or after
jeffective date of ordinancel , the introductory paragraph of
Subsection (e) oflSection 505 is amended, to read:
" (e) Area Separation Malls. Each portion of
a building separated by one or more area
separation walls may be considered a separate
building provided the area separation walls
contain,4no openings unless the building is
protected throughout with an approved
automatic fire extinguishing system, as
specified in Chapter 38, and the walls meet
the following requirements: "
(b) For purposes of this section, "new building" includes a
building which replaces a pre-existing building which has been
substantially destroyed. The building inspector shall determine
whether a building has been substantially destroyed. This
section does not ,;apply to additions to or alterations of
buildings for whiPh building permits have been issued before
(effective date of ordinancel .

SECTION III . Section 74-3 . 3801 of the County Ordinance Code, as
added by Section '"III of Ordinance No. 87-100, is repealed in its
entirety and replaced with Section 74-3 .3802, to read:
74-3.3802 UBC Sec. 3802, Automatic Fire-extinguishing
Systems. (a) For new buildings for which building permits are
issued on or after jeffective date of ordinancel, subsection (h)
is added to UBC Section 3802, to read:

" (h) All Occupancies. An automatic sprinkler system
shall be installed:
1 . In all buildings when the total floor area,
including mezzanines, exceeds 10,000 square feet.
2. In all buildings separated by one or more area
separation walls without openings when the total floor
area, including mezzanines, exceeds 20,000 square feet.
EXCEPTIONS to paragraphs 1 and 2:
A. Agricultural buildings.
