SUBJECT: APPROVE and AUTHORIZE the Director of Airports to execute consent documents for the
assignment of the lease for the premises located at 45 John Glenn Drive, Concord Area.

APPROVE and AUTHORIZE the Director of Airports,or designee,to execute consent documents for the
assignment of the lease for the premises located at 45 John Glenn Drive, Concord at the Buchanan Field
Airport from Airport Capital Group, LP, a California Limited Partnership to Concord Hotel LLC, a
Delaware limited liability company.

There will be no financial impact from this action.

III. Reasons for Recommendations and Background:
The land better known as 45 John Glenn Drive, Concord at the Buchanan Field Airport is owned in fee by
Contra Costa County, and is leased by the County to Airport Capital Group, LP to for the operation of a
hotel(formerly the Sheraton Concord Hotel,now operated under the Crowne Plaza name). Airport Capital
Group,LP owns the hotel improvements on the site, and desires both to sell the hotel improvements, and to
assign the lease,to Concord Hotel,LLC. The ground lease for the premises states that any assignment of the
lease cannot be completed without the County's prior written consent.
IV. Consequences of Negative Action:
The County will not consent to the assignment of the ground lease by Airport Capital Group,LP,to Concord
Hotel LLC, and the lease will not be assigned.
