ADOPT Resolution Na. 2005/ 75 for Minor Subdivision 03-00030,approving the Parcel Map for project being
developed by Trevor Tapscott, San Pablo area. (District 1)
FISCAL IMPACT:
None.
BACKGROUND/REASON(S) FOR RECOMMENDATION(S
Minor Subdivision 03-00030 has been reviewed and processed by Public Works staff and meets all applicable
conditions of approval for recordation of the parcel map.
CONSEQUENCES OF NEGATIVE ACTION:
The parcel map will not be approved.

SUBJECT: Approving the Parcel Map for Minor Subdivision 03-00030, being developed by
Trevor Tapscott, San Pablo area. (District I)
The following documents were presented for Board approval this date:
I. Map
The parcel map of Minor Subdivision 03-00030,property located in the San Pablo
area, Supervisorial District 1, said map having been certified by the proper officials.
11. Building Permit Occupancy Hold
In lieu of a Subdivision Agreement,the developer opted to construct improvements
prior to recording the parcel map. Improvements consist of a sidewalk crossdrain,
driveway apron,and private driveway to Parcel B. The sidewalk crossdrain has been
completed. The developer requests to construct the private driveway and driveway
apron at the time the residence on Parcel B is constructed. In lieu of recording a
Subdivision Agreement for the remaining improvements, the Public Works
Department has placed a hold on final occupancy of the new residence on Parcel B as
security for these improvements.
I hereby certify that this is a true and correct copy of an action
taken and entered on the minutes of the Board of Supervisors
on the date shown.

III. Tax Letter
Letter from the County Tax Collector stating that there are no unpaid County taxes
heretofore levied on the property included in said map and that the 2004-2005 tax
lien has been paid in full and the 2005-2006 tax lien,which became a lien on the first
day of January 2005, is estimated to be $5,600.00, with security guaranteeing
payment of said tax lien as follows:

NOW, THEREFORE, THE FOLLOWING IS RESOLVED:

2. That said parcel map is APPROVED and this Board does not acceptor reject on
behalf of the public any of the streets, paths, or easements shown thereon as
dedicated to public use.
All deposit permits are on file with the Public Works Department.

APPROVED FOR BUILDING PERMIT ISSUANCE

The Public Works Department is processing the Conditions of Approval affecting our
Department. At this time, the Public Works Department is satisfied that THE
BUILDING PERMITS CAN BE ISSUED BUT IS REQUESTING THAT
OCCUPANCY IS NOT ALLOWED UNTIL WE PROVIDE ADDITIONAL
CLEARANCE IN WRITING.
The stamping of this plan and specifications shall not be held to permit or to be an
approval of the violation of any County Ordinance or State Law.
CONDITIONS:
Prior to allowing occupancy, improvements along the development's frontage on
Sullivan Street including the construction of the driveway apron and private driveway
to Parcel B shall be signed off by the Public Works Departmeft and evidence provided
to the Engineering services Division.
