STREET, BRENTWOOD FOR THE EAST CONTRA COSTA FIRE

SPECIFIC REQUEST(S)OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION
RECOMMENDATION
1. APPROVE the first Amendment to the Lease dated July 27, 1999 with Garrett Gill for the
premises at 134 Oak Street, Brentwood to add a one year extension option for continued
occupancy by the East Contra Costa Fire Protection District, under the terms and conditions
more particularly set forth in the Amendment to Lease.
2. AUTHORIZE the Director of General Services or designee to EXECUTE the Amendment and to
EXERCISE the option.
FINANCIAL IMPACT
The rental rate is $2,740 per month, an increase of $105 per month over the previous rate. The
increase was anticipated and sufficient funds have been budgeted in the East Contra Costa Fire
Protection District FY 2004/2005 budget.
BACKGROUND
The County has leased the 2,186 square foot premises since July 1994. The Amendment will add a
third option to extend the Lease for a term of one year, effective August 1, 2004 through July 31,
2005. It is anticipated that the District will move to a new location at the expiration of this lease.

FIRST AMENDMENT TO LEASE
FOR
EAST CONTRA COSTA FIRE PROTECTION DISTRICT
134 OAK STREET, BRENTWOOD
1. PARTIES: Effective on APR 2 7 2004 , GARRETT GILL, hereinafter
called "LESSOR", and the EAST CONTRA COSTA FIRE PROTECTION DISTRICT,
formerly known as the East Diablo Fire Protection District, hereinafter called "DISTRICT",
mutually agree and promise as follows:
2. PURPOSE: The parties desire to amend that Lease entered into between LESSOR
and DISTRICT dated July 27, 1999 for a free standing, two story office building containing
approximately 2,186 square feet, containing Units A, B, and C, commonly known as 134
Oak Street, Brentwood, to add a one year extension.
3. AMENDMENT: The following shall be added to Paragraph A.S., EXTENSION:
C. Third Option: For a one (1) year term, commencing August 1, 2004 and
ending July 31, 2005, at a rental of TWO THOUSAND SEVEN HUNDRED
FORTY AND N0/100 DOLLARS ($2,740.00) per month.
4. EFFECT: Except for the Amendment agreed to herein, the Lease of July 27, 1999
remains in full force and effect.
