GILBERT, DIRECTOR OF GENERAL SERVICES COSTA DATE: APRIL 20, 2004 COUNTY SUBJECT: SUBORDINATION AGREEMENT FOR THE PREMISES AT 1875 r� WILLOW PASS ROAD, SUITES 100 &250, CONCORD FOR THE EMPLOYMENT AND HUMAN SERVICES DEPARTMENT SPECIFIC REQUEST(S)OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION RECOMMENDATION 1. APPROVE a Subordination Agreement with Westamerica Sank for the premises at 1875 Willow Pass Road, Suites 100 & 250, Concord. 2. AUTHORIZE the Director of General Services, or designee, to EXECUTE the Subordination Agreement. FINANCIAL IMPACT There is no financial impact to the County. BACKGROUND The County has leased 1875 Willow Pass Road, Suites 100 & 250, Concord for the Employment and Human Services Department since January 1, 1998. The lease expires February 28, 2005. The owner of the premises is selling the building, and the buyer's lender, Westamerica Bank, requires all leases in the building to be subordinate to the deed of trust. The Subordination Agreement is necessary to enable the new buyers to obtain financing to purchase the building.
