SUBJECT: Intention to Purchase Real Property
for the Community Services Department

RESOLUTION OF INTENTION TO PURCHASE REAL PROPERTY
The Board of Supervisors of Contra Costa County RESOLVES THAT:
It intends to purchase from the Northern California Council for the Community, Inc. for the
Community Services Department purposes, the real property described in Exhibit "A" attached hereto,
for$661,320.77 plus $143.96/day, until the close of escrow, in accordance with the terms and conditions
of the Purchase and Sales Agreement between the County of Contra Costa and the Northern California
Council for the Community, Inc., dated March 14, 2001, which is a fair and reasonable price therefor.
A copy of said agreement is on file in the Public Works Department.
This Board will meet on May 8, 2001, at 9:00 a.m. in the Board's Chambers, County
Administration Building, Martinez, California, to consummate this purchase and the Clerk of this Board
is DIRECTED to publish the attached notice in the Contra Costa Times pursuant to Government Code
Section 6063.
The Board hereby FINDS that the project will not have a significant effect on the environment, and
DETERMINES that the project is exempt from the requirements of the California Environmental Quality
Act as a Class 12 Categorical Exemption under County Guidelines and Section 15312 of the State CEQA
Guidelines, and DIRECTS the Director of Community Development to file a notice of Exemption with the
County Clerk and DIRECTS the Public Works Director to arrange for payment of a $25.00 handling fee
to the County Clerk for filing and a $25.00 fee to Community Development for processing of the Notice
of Exemption. This activity has been found to conform to the General Plan of the City of Richmond.

Being all of those parcels of land granted to the "Northern California Council for the
Community, a California non-profit public benefit Corporation" by Grant Deed recorded June
26, 1998 as document number 98-0147085-00 records of said county.
This real property description has been prepared by me or under my direction, in conformance with
the Professional Land Surveyors Act.

NOTICE OF INTENTION TO PURCHASE REAL PROPERTY
The Board of Supervisors of Contra Costa County declares its intention to purchase from the
Northern California Council for the Community, Inc. at a price of $661,320.77 plus $143.96/day from
February 1, 2001 until the. close of escrow. The former Balboa School site with buildings containing
approximately 10,827 square feet of floor space on approximately 2.35 acres of land located at 1001
South 57th Street, Richmond, California and more particularly described in Resolution No. 2001/147 of
the Board and will meet at 9:00 a.m. on May 8, 2001, in its Chambers, County Administration Building,
651 Pine Street, Martinez, California, to consummate the purchase.
