SPECIFIC REQUESTS OR RECOMMENDATIONS}&BACKGROUND AND JUSTIFICATION
RECOMMENDATION
APPROVE Sublease with Pre-School Coordinating Council, Inc. commencing April 1, 1999, for
the premises at 2711 A&B Willow Pass Road, Bay Point under the terms and conditions more
particularly set forth in said Sublease and AUTHORIZE the Director of General Services to
EXECUTE said Sublease on behalf of the County
If. ElANCIAL. IMPACT
Revenue Sublease. Annual revenues are estimated to total $18,000.00 which is equal to the
annual rental payments. Revenues are credited to the Social Service Department since all
expenditures for the leased facility are budgeted within Social Service.
Ill. REASONS EOR RECOMMENDATIONIBACKG OUNd
On March 18, 1999, your Board approved a Lease with Dolan Foster Enterprises for the
premises at 2711 A&B Willow Pass Road, Bay Point for occupancy by the Social Service
Department Family Preservation Program. The department contracts with Pre-School
Coordinating Council, Inc. to run this program. Approval of this recommended action authorizes
the Director of General Services to execute the necessary sublease with Pre-School
Coordinating Council, Inc. for their occupancy of 2711 A&B Willow Pass Road, Bay Point

A new revenue sublease will be negotiated as follows:
OCCUPANT: PRE-SCHOOL COORDINATING COUNT CIL, INC.
RENT: $925.00 per month rent; $575.00 per month common area expenses (CAM).
Total $1,500.00 per month.
TERM: Commencing April 1, 1999 and ending March 31, 2001.
OPTION: Three one year extensions. $1.,225.00 per month 4/1/01-3/31/02.
$ 1,400.00 per month 4/1/02x-3/31/03.
$ 1,480.00 per month 4/1/03-3/31/04
Share of CAM costs adjusted annually based on actual expenditures.
