TO: REDEVELOPMENT AGENCYContra FROM: Phil Batchelor ~ Costa Executive Director County DATE: June 16, 1998 SUBJECT: Area 713/8 - Pleasant Hili BART Station Area SPECIFIC REQUEST(S) OR RECOMMENDATIONS(S) & BACKGROUND AND JUSTIFICATION RECOMMENDATIONS APPROVE and AUTHORIZE the Deputy Director-Redevelopment to execute a Second Amendment to Disposition and Development Agreement by and among the Redevelopment Agency, Lincoln Property Company Number 2314, Limited Partnership and Brown Trout Investment, Ltd. as relates to development on Area 713/8 in the Pleasant Hill BART Station Area. FILL IMPACT None. No General Funds are involved. The Second Amendment to the disposition and development agreement will provide the Redevelopment Agency with'a small amount of revenue related to property sale. BACK- GROUNDIREASMU9. T In 1986 the Contra Costa Redevelopment Agency and Taylor/Ward Properties and Sonspirit properties entered into a Disposition and Development Agreement related to Area 713/8 in the Pleasant Hill BART Station Area Pursuant to this Agreement the Redevelopment Area agreed to aquire property in the project area and to convey such property to the developer. The original Disposition and Development Agreement was assigned to Homart Development Company in 1989 The Agency subsequently assigned the Agreement from Homart to Lincoln Property in 1998. The Second Amendment to the Disposition and Development Agreement provides for the development of the two hotel and retail development approved by the County Planning Commision on May 12, 1998. ( Homestead Village and Amerisuites ) The Second Amendment also changes the development schedule to reflect the current e ectations for the revised project.
