SPECIFIC REQUESTS OR RECOMMENDATIONS)&BACKGROUND AND JUSTIFICATION
1. RECOMMENDATION
APPROVE an Amendment to Lease, commencing February 1, 1998, with Ambrose Recreation and
Park District for the premises at 3105 Willow Pass Road, Bay Point, for continued occupancy by
Services Integration Team, under the terms and conditions more particularly set forth in said Lease,
and AUTHORIZE the Director of General Services to EXECUTE said Leese on behalf of the
County.
11. FINANCIAL IMPACT
Payments required are to come from the budget of the Social Service Department.
III, REASONS FOR RECOMMENDATIONIBACKGROUND
Provide for use of classroom space and shared use of the board room and the auditorium, as
requested by the Services Integration Team of Contra Costa County.

AMENDMENT'TO LEASE

CON'T'RA COSTA COUNTY SERVICE INTEGRATION 'TEAM
3105 WILLOW PASS ROAD
BAV POINT, CALIFORNIA
1. PARTIES: Effective on APR 14 1998 , AMBROSE RECREATION & PARK
DISTRICT, hereinafter called "D1S"CRICT", and the COUNTY OF CONTRA COSTA, a
political subdivision of the State of California, hereinafter called "COUNTY", mutually
agree and promise as follows:
2. PURPOSE: The parties desire to amend that Lease entered into between DISTRICT
and COUNTY dated June 24, 1997 for a portion of the premises known as the Ambrose
Recreation Center, located at 3105 Willow Pass Road, Bay Point, to provide for additional
leased space, to adjust the rent and the term, and to add an option to extend the Lease.
3. AMENDMENT: The following shall be added at the end of Paragraph A.2., LEASE
OF PREMISES:
Effective February 1, 1998 the leased area shall include use of the back half of
the Auditorium on Monday through Thursday between the hours of 8:30 a.m. and noon, and
on Friday from 8:00 a.m. to 11:00 a.m.
Effective March 1, 1998, the leased area shall include use of the Conference Room
from 8:00 a.m. to 5:00 p.rn, Monday through Friday.
Effective April 1, 1998, the leased area shall include the Board Room on Monday
through Friday from 8:30 a.m. to noon, except when the Traffic Advisory Committee meets
on the first Tuesday of each month.
4. AM.ENUME,NT: Paragraph A.3., TERM, shall be deleted in its entirety and replaced
with the following:
A.3. TERM: The term of the Lease shall be three (3) years and eight months,
Commencing August 1, 1996 and ending March 31, 2000.

5. AMEND ENT: Paragraph AA., RENT, shall be deleted in its entirety and replaced
with the following:
A.4. REIN: COUNTY shall pay to DISTRICT as rent for the use of the premises
a monthly rental as follows:
August 1, 1996 - January 31, 1998: $3,530.00 per month, plus $20 per month
for use of the Conference Room
February 1 - 28, 1998:. $3,813.00
March 1 - 31, 1998: $4,585.00
April 1, 1998 - March 31, 2000: $4,980.00 per month.
All rent is payable in advance on the tenth day of each month during the term
of this Lease, except that the increased rent due under this amendment from February,
1998 through May, 1.998 shall be paid within thirty (30) days after execution of the
amendment. Payments shall be made payable to Ambrose Recreation & Park District
and mailed to. 3105 Willow Pass Road, Bay Point, CA 94565.
6. AMENDMENT: Paragraph C.6., EXTENSION, shall be added as follows:
C.6. EXTENSION: This Lease may, at the option of the COUNTY, be extended
upon the same terms and conditions, for one year commencing',April 1, 2000 and
ending March 31, 2001 except the rental shall be FIVE THOUSAND FIVE
HUNDRED EIGHTY AND NO/100 DOLLARS per month.
It is understood and agreed COUNTY shall give LESSOR. thirty (30) days
prior written notice of its intention to exercise this option to extend the Lease.
However, in the event COUNTY does not give such written notice, its right to
exercise the option shall not expire until fifteen (15) working days after receipt of
LESSOR`s written demand to exercise or forfeit the option.

7. EEEECI: Except for the Amendments agreed to herein, the Lease of June 24, 1997
remains in full force and effect.
