Authorize a General Plan Amendment study for the 6. 1 acre Dolleye Estate in Pacheco as requested by Kaufman & Broad. 2 . Authorization of the study does not imply concurrence with amendment request, but only that it is appropriate for study; that it will be considered at public hearing by the Planning Commission and that it will ultimately be brought forward for final determination by the Board. FISCAL IMPACT To be covered by a General Plan Amendment fee. BACKGROUND/REASONS FOR RECOMMENDATIONS Kaufman & Broad of Northern California, Inc. has requested an amendment to the County' s General Plan Land Use Element for the 6. 1 acre Dolleye Estate in Pacheco. They have requested the General Plan be amended from Single Family Residential High Density to Multiple Family Residential Low Density in order to build up to 52 detached residential units on the site. The site backs up to the Contra Costa Canal on the south. The request is to consider a slightly higher residential density than currently exists on the property. Staff feels this is a study request which should be granted. If study authorization. is given and the plan amendment fee is paid and after compliance with CEQA, staff will then prepare a report on the merits of such a change for consideration by the County Planning Commission.
