Adopted this Order on March 19, 1996 by the following vote:
AYES: Supervisors Rogers, Bishop, DeSaulnier, Torlakson, Smith

ABSENT: None
ABSTAIN: None
RESOLUTION NO.: 96/109
SUBJECT: Approval of the Final Map and Subdivision Agreement for Subdivision 7603,
Walnut Creek Area.
This Board on September 19, 1995, accepted improvements as complete, (as of August 30,
1995). The one year warranty period has been in effect as of August 30, 1995. The period for
filing labor and material liens expires on March 19, 1996.
The following documents were presented for Board approval this date:
The Final Map of Subdivision 7603, property located in the Walnut Creek area, said map
having been certified by the proper officials;
A Subdivision Agreement with Tzai C. Chen, subdivider, whereby said subdivider
guarantees the previously constructed and accepted improvements for the remainder of the
warranty period. Said documents were accompanied by:
1. Security in the form of a cash deposit (Auditor's Deposit Permit No. 266354 dated
September 5, 1995) in the amount of $8,800 to insure the satisfaction of the
warranty period made by Mee Ying Chen.
11. Letter from the County Tax Collector stating that there are no unpaid County taxes
heretofore levied on the property included in said map and that the 1995-96 tax lien
has been paid in full and the 1996-97 tax lien, which became a lien on the first day
of March 1996, is estimated to be $4,700;
III. Security to guarantee the payment of taxes as required by Title 9 of the County
Ordinance Code, in the form of a cash deposit (Auditor's Deposit Permit No.
274594, dated March 5, 1996) made by Tzai C. Chen in the amount of $4,700
guaranteeing the payment of the estimated tax;
NOW THEREFORE BE IT RESOLVED that said subdivision, together with the provisions
for its design and improvement, is DETERNUNED to be consistent with the County's general and
specific plans;
BE IT FURTHER RESOLVED that said Final Map is APPROVED and this Board does
not accept or reject on behalf of the public any of the streets, paths, or easements shown thereon
as dedicated to public use.
All deposit permits are on file with the Public Works Department.
BE IT FURTHER RESOLVED that said Subdivision Agreement is also APPROVED.
