SPECIFIC REQUEST(S)OR RECOMMENDATION(S)& BACKGROUND AND JUSTIFICATION
I. Recommended Action:
ACCEPT Offer of Dedication from Youel A. Baaba and Alice R. Baaba, as described in the attached
Exhibit "A". Said Offer of Dedication was previously accepted for recording purposes only and was
recorded on August 20, 1981, at Book 10457, Page 728.
II. Financiallmpact:
No costs involved.
III. Reasons for Recommendations and Background:
These rights are required for the construction of the Appian Way Triangle project. The offer of
dedication was required to provide for road improvements as a condition of approval for the
development of the Baabas' property.
IV. Consequences of Negative Action:
The project will not have sufficient land rights to allow construction in accordance with the approved
plans and specifications.

A portion of Lot 248 as shown on the map entitled, "Map of the San Pablo Rancho";
accompanying and forming a part of the final report of the "Referees in Partition," filed March 1, 1894,
Records of Contra Costa County, California, described as follows:
Beginning at a point on the southeasterly line of the parcel of land described in the deed to
Youel A. Baaba, et ux. recorded April 2, 1980 in Book 9798 of Official Records, at page 681, records
of said County, at the intersection with the northeasterly line of Valley View Road, said point distant
thereon North 38033'30" East, 20.42 feet from the most southerly corner of said Baaba parcel (9798
OR 681); thence from said point of beginning along said southeasterly line being the northwesterly line
of the parcel of land described in the deed to Paul M. Ogle recorded July 11, 1974 in Book 7271 of
Official Records, at page 559, Records of said County, North 38033'30" East, 79.68 feet to a point from
which a radial line of a nontangent curve concave to the northeast having a radius of 600.00 feet bears
North 26023'21" East; thence, northwesterly along said curve, through a central angle of 12057'00", an
arc distance of 135.61 feet to a point on the southeasterly line of the parcel of land described in the
deed to Nove Investments, a partnership, recorded April 2, 1980 in Book 9799 of Official Records, at
page 110, Records of said County; thence along said southeasterly line, South 40054'30" West, 80.13
feet to the northeasterly line of Valley View Road; thence along said northeasterly line the following
courses, South 39049'01" East, 36.16 feet and, South 63004'01" East, 104.67 feet to the point of
beginning.
Containing an area of 0.26 acres (11,265 square feet) of land, more or less.
