The Board of Supervisors of Contra Costa County, RESOLVES THAT:
This Board on May 25, 1993, passed Resolution of Intention No.93/269 and Notice
fixing June 22, 1993, at 9:00 A.M. In its Chambers, County Administration Building, 651
Pine Street, Martinez, California, as the time and place where it would meet to consum-
mate the purchase of the real property described therein from Martinez Local 1-5, Oil,
Chemical & Atomic Workers International Union said property being required for Health
Services Department. Said Resolution was duly published in the Contra Costa Times in
compliance with Govt. Code Section 6063.
The Board hereby consummates said purchase and approves the Purchase
Agreement dated May 14, 1993, between Martinez Local 1-5, Oil, Chemical & Atomic
Workers International Union and the County for real property at 1515 Market Steeet, San
Pablo, California, and authorizes the Public Works Director to sign the Purchase
Agreement on behalf of the County.
The County Auditor-Controller Is hereby DIRECTED to Issue a check In favor of
Old Republic Title Company, Escrow No. 157774, for $115,000 for said property for
payment to Grantors, upon their conveying to the County a Deed therefor.
Said Deed, dated May 14, 1993, is hereby ACCEPTED and the Real Property
Division is ORDERED to have it recorded, together` witha certified copy of this resolution.

PURCHASE AGREEMENT BETWEEN CONTRA COSTA COUNTY
AND GRANTOR NAMED HEREIN
A document in the form of a Grant Deed dated /SIA y ILI?" , covering the property particularly described in said
instrument, has been executed and delivered to Gus Kramer, Agent for Contra Costa County.
In consideration of the above-mentioned instrument and the other'considerations hereinafter set forth,it is mutually agreed
as follows:
1. This Agreement is effective on the date of approval by the Board of Supervisors.
2. The County shall:
A. Pay the undersigned grantor the sum of One Hundred�qAsrteen Thousand Dollars
($115,000) for the property or interest therein as conveyed by the above document when title to said
property.or interest vests in the County free and clear of all liens, encumbrances, assessments, leases
(recorded and/or unrecorded), and taxes except:
(1) All ad valorem real property taxes and any penalties and costs thereon shall be cleared and
paid as of the date title shall vest in County by the recordation of the deed herein pursuant to
Sections 4986, 5082, and 5086 of the Revenue and Taxation Code of the State of California, if
unpaid at the close of escrow.
(2) Covenants, conditions, restrictions and reservations of record, if any.
(3) Easements or rights of way of record over said property.
B. Pay all escrow and recording fees incurred in this transaction and, if title insurance is desired by the
County, the premium charged therefor. This transaction may be handled through an escrow with Old
Republic Title Company, Caldomia, their Escrow No. 157774. Said escrow and recording charges shall
not, however, include reconveyance fees, trustee's fees, or forwarding fees for any full reconveyance or
full release of mortgage.
3. Grantor hereby authorizes County to prepare and file escrow instruction with said title company, on behalf of
Grantor, in accordance with this agreement. This includes authorization of the title company to withhold pro rata taxes
on the property conveyed by the above mentioned document.
4. Grantor warrants that there are no oral or written leases on all or any portion of the property being conveyed
exceeding a period of one month, and the grantor further agrees to hold the County harmless and reimburse the County
for any and all of its losses and expenses occasioned by reason of any lease of said property held by any tenant of
grantor for a period exceeding one month.
5. The parties have herein set forth the whole of their agreement. The performance of this agreement constitutes
the entire consideration for said document and shall relieve the County of all further obligation or claims on this account,
or on account of the location, grade or construction of the proposed public improvement.
6. It is understood and agreed that this agreement is subject to approval by the County Board of Supervisors
after the publication of a notice of intention to purchase real property, as required by the Government Code, Section
25350. Said notice will specify a definite time for consummating this transaction,which time will be within sixty (60) days
from the date hereof.
