SUBJECT: Rezoning of approximately 60 acres in the
West Pittsburg Redevelopment Project Area.
SPECIFIC REQUEST(S) OR RECOMMENDATIONS(S) &BACKGROUND AND JUSTIFICATION
RECOMMENDATIONS
Authorize Redevelopment Agency staff to request the rezoning of
approximately 60 acres in ,the West Pittsburg Redevelopment Project
Area from M-17 and Commercial to R-6 and R-B and direct
Redevelopment Agency staff to assist Community Development staff in
accomplishing the rezoning.
FISCAL IMPACT
None.
BACKGROUND/REASONS FOR RECOMMENDATIONS
The West Pittsburg Area General Plan designates the area north of
Willow Pass Road and east of Bailey. Road extended as primarily
Single-Family Residential High Density ( 5-7 units/acre) with a
portion, approximately 20 acres at the southwest corner, as Multi-
Family Low Density. The Willow Pass Road frontage is designated
Mixed-Use Corridor. The current zoning in this area, however, is.
predominately M-17 ( 17 units/acre) with approximately 8 acres at
the center of the area as Commercial. This , Commercial area is
presently the site of an auto dismantler which has traditionally
been a negative impact on the area.

In order to bring this area into conformance with the General Plan,
it is necessary to accomplish a rezoning which would affect the
following:
1. Change the M-17 designation to R-6, Single-Family Residential;
2. Change the Commercial area to R-6, Single-Family Residential;
3. Change the Willow Pass Road frontage to R-B, Retail Business.
With the above action, the zoning within this area of the West
Pittsburg Redevelopment Project Area will conform to the West
Pittsburg Area General Plan.
