SPECIFIC REQUEST S) OR RECOMMENDATIONS(S) A BACKGROUND AND JUSTIFICATION REQUEST A proposal by Isakson and Associates (Applicant) and Pete Ostrostky (Owner) to divide 50,720 square feet into two parcels, both in compliance with the size requirements of 20,000 square feet of the Single Family Residential District (R-20) , with variance to have less than average lot width. RECOMMENDATIONS 1. Deny the appeal and reaffirm the previous action of the San Ramon Valley Regional Planning Commission Board of Appeals. OR 2. Grant the appeal and approve the minor subdivision with conditions. U CONTINUED ON ATTACHMENT: YES SIGNAMM4 RECOMMENDATION OF COUNTY ADMINISTRATOR RECOMMENDATION OF COMMITTEE APPROVE OTHER SIGNATURE(S) : ACTION OF BOARD ON April 3, 1990 APPROVED AS RECOMMENDED OTHER On March 22, 1988, the Board of Supervisor tabled the matter of the decision on the appeal by Peter Ostrosky from the decision of the San Ramon Valley Regional Planning Commission as the Board of Appeals upholding the decision of the Zoning Administrator denying the request by Isakson and Associates (applicants) and Peter Ostrosky (owner) for a minor subdivision to divide 50,720 square feet into two parcels (Minor Subdivision 67-86) in the Alamo area. The matter being scheduled for Board consideration today, Supervisor Schroder commented on some concerns he had had about the effect of this lot split and on some drainage concerns that were now satisfied, and he moved to grant the appeal for this particular subdivision. IT IS BY THE BOARD ORDERED that recommendation 2 is APPROVED with conditions (Exhibit A attached) . BY 4 d4do DEPUTY CONDITIONS OF APPROVAL FOR MINOR SUBDIVISION 67-86: 1. This approval is based upon the tentative map submitted with the application dated received by the Community Development Department October 4, 1986. 2. In accordance with Section 92-2.006 of the County Ordinance Code, this subdivision shall conform to the provisions of the County Subdivision Ordinance (Title 9). Any exceptions therefrom must be specifically listed in this conditional approval statement. 3. Both parcels of this approval shall have a minimum net area of 20.000 sq. ft. A variance is approved for average lot widths and to have 10 foot building . setbacks. Consideration shall be given to maintaining 20 foot setbacks at the garage openings to the street frontage. 4. Improvement of that portion of the horse trail along the west boundary of Parcel B shall be completed prior to occupancy, including trail surface, fencing and/or landscaping. BT:edms2 10/13/86 .__..
