RESOLUTION NO- 89/487
SUBJECT: Approval of the Drainage Improvement Agreement for
Subdivision 7113 , Martinez Area.
The following document was presented for Board approval this
date for Subdivision 7113, property located in the Martinez area.
A Road Improvement Agreement with Winchester Place
Associates, a California Limited Partnership, developer, whereby
said developer agrees to complete all improvements as required in
said Drainage Improvement Agreement within one year from the date
of said agreement . Improvement's generally consist of
approximately 800 linear feet of thirty-six inch storm drain pipe
on Midhill Drive.
Said document was accompanied by the following:
Security to guarantee the completion of road and drainage
improvements as required by Title 9 of the County Ordinance Code,
as follows:
a. Cash deposit (Auditor's Deposit Permit No. 158411,
dated' June 23 , 1989) in the amount of $1, 640, made by
Diablo Pacific Properties
b. Additional security in the form of:
A corporate surety bond dated June 23 , 1989 , and issued
by Developers Insurance Company (Bond No. 9807875) with
Winchester Place Associates, a California Limited
Partnership as principal, in the amount of $162 , 360 for
faithful performance and $82 , 000 for labor and
materials.
NOW THEREFORE BE IT RESOLVED that said Road Improvement
Agreement is APPROVED.
I hereby certify that this Is a true and correct copy of
an action taken and entered on the minutes of the
Board of Supervisors on the date shown.

SUBJECT: Approval of the Final Map and Subdivision Agreement for
Subdivision 7113 , Martinez Area.
The following documents were presented for Board approval
this date:
The Final Map of Subdivision 7113, property located in the
Martinez area, said map having been certified by the proper
officials.
A Subdivision Agreement with Winchester Place Associates, a
California Limited Partnership, subdivider, whereby said
subdivider agrees to complete all improvements as required in
said Subdivision Agreement within one year from the� date of said
agreement.
Said documents were accompanied by:
I. Security to guarantee the completion of road and
drainage improvements as required by Title 9 of the
County Ordinance Code, as follows:
A. Cash deposit (Auditor's Deposit Permit No. 158411,
dated June 23, 1989) in the amount of $2, 040 made
by Diablo Pacific Properties.
B. Additional security in the form of a corporate
surety bond dated June 23 , 1989, and issued by
Developers Insurance Company (Bond No. 980786S)
with Winchester Place Associates, a California
Limited Partnership as principal, in the amount of
$202 , 059 for faithful performance and $102, 050 for
labor and materials.
II. Let-ter from the County Tax Collector stating that there
are no unpaid County taxes heretofore levied on the
property included in said map and that the 1988-89 tax
lien has been paid in full and the 1989-90 tax lien,
which became a lien on the first day of March, 1989, is
estimated to be $4,800.
III. Security to guarantee the payment of taxes as required
by Title 9 of the County Ordinance Code in the form of
a surety bond, No. 9807885, issued by Developers
Insurance Company with Winchester Place Associates, a
California Limited Partnership as principal, in the
amount of $4,800 guaranteeing the payment of the
estimated tax;

NOW THEREFORE BE IT RESOLVED that said subdivision, together
with the provisions for its design and improvement, is DETERMINED
to be consistent with the County's general and specific plans.
BE IT FURTHER RESOLVED that said Final Map is APPROVED and
this Board does not accept or reject on behalf of the public any
of the streets, paths, or easements shown thereon as dedicated to
public use.
BE IT FURTHER RESOLVED that said Subdivision Agreement is
also APPROVED.
