April 25 , 1989 C i SUBJECT: WAIVER OF FIRST RIGHT OF REFUSAL WITH BUCHANAN OAKS �+� ��� PARTNERS FOR 2401 STANWELL DRIVE, CONCORD SPECIFIC REQUEST(S) OR RECOMMENDATION(S) & BACKGROUND AND JUSTIFICATION I. RECOMMENDATION WAIVE the First Right of Refusal to purchase the property at 2401 Stanwell Drive, Concord, as requested by Buchanan Oaks Partners, Lessor, in connection with a purchase proposal dated April 10, 1989. The County shall retain the First Right of Refusal for all future purchase proposals so long as the County' s lease remains in effect. II. FINANCIAL IMPACT The waiver will have no financial impact on the County. If the First Right of Refusal were to be exercised, the County would be required to meet the proposed purchase price and acquire the property within sixty days. Acquisition of this property has not been budgeted. III. REASONS FOR RECOMMENDATION/BACKGROUND The Social Service Department leases only a portion of the office complex at 2401 Stanwell Drive, Concord. It is recommended that the right to purchase the entire property be waived in connection with the current purchase proposal because the Department has not made a decision to remain and expand at this location.
