SUBJECT: OPTION TO LEASE NORTHWEST CORNER OF PACHECO BOULEVARD AND CENTER AVENUE,
PACHECO
SPECIFICQU �IRECOMMENDATION(S) & BACKGROUND AND JUSTIFICATION
I. Recommended Action:
A. APPROVE the schematic design titled "Detail/Office Building for Diamond Syl ,
Pacheco, California," dated January 12, 1986, subject to conditions dated
February 6, 1986, by the General Services Department
B. AUTHORIZE the ,jChairman of the Board of Supervisors to EXECUTE, on behalf of
the County, an Option to Lease Real Property commencing March 1 , 1986, to
Sylvia Schireck for the northwest corner of Pacheco Boulevard and Center
Avenue, Pacheco, under the terms and conditions more particularly set forth
in said Option to Lease Real Property.
II. Financial Impact: Revenue lease. Sale of the Option will provide revenue of
$27,000 to the County. Upon exercise of the option to lease,. Lessee will pay
rent of $20,400 per year versus a percentage.

III. Reasons for Recommendations/Background: This Board, by Resolution No. 85/123
dated March 5, 1985, determined that the property described in the Notice of
Intention to Lease ''Real Property incorporated therein was not required for County
use at this time, and that an option to lease said property should be sold at
public auction.
The highest bid received for the option was $27,000 by Sylvia Schireck, at which
time the amount oif $1 ,000 was deposited as an option-bid deposit to secure
completion of the transaction. The Board designated Sylvia Schireck as the
successful bidder,, and authorized negotiation of the option for a specific
project.
Sylvia Schireck ;proposes the development of a two-story, 5,000 square foot
western-style building. The building will be divided into a number of spaces for
shops and offices. ,
