The Contra Costa County Redevelopment Agency has determined
that 25 dwelling units housing persons and families of low or
moderate income will be removed from the Pleasant Hill BART
Station Redevelopment Project. Pursuant to California Health
and Safety Code Section 33412(a ) , the Redevelopment Agency
must make available an equal number of replacement dwelling
units at affordable housing cost within the Project Area or
within the territorial jurisdiction of the Redevelopment
Agency. This Replacement Housing Plan outlines the manner in
which the Redevelopment Agency proposes to meet the statutory
replacement housing obligations .
Therefore , the Agency hereby resolves :
The Replacement Housing Plan for the Pleasant Hill
BART Station Redevelopment Project, attached hereto
and incorporated herein by reference, is approved and
adopted . as written .

FOR THE
PLEASANT HILL BART STATION REDEVELOPMENT AREA

The Contra Costa County Redevelopment Agency has determined
that 25 dwelling units housing persons and families of low or
moderate income will be removed from the Pleasant Hill BART
Station Redevelopment Area as a result of the Pleasant Hill BART
Station Redevelopment Project. Pursuant to California Health and
Safety Code Section 33413 (a) , the Redevelopment Agency must make
available an equal number of replacement dwelling units at
affordable housing cost within the Project Area or within the
territorial jurisdiction of the Redevelopment Agency. This
Replacement Housing Plan outlines the manner in which the
Redevelopment Agency proposes to meet the statutory replacement
housing obligations.
1 . Location of Replacement Housing
The 25 replacement housing units will be constructed in
Specific Plan Area 4 of the Redevelopment Project Area, as part
of a 385 unit rental housing project to be constructed in that
area by the Desco/Central Bank joint venture, which has been
designated as master developer for Specific Plan Area 4 .
2. Financing
Desco/Central Bank will seek tax-exempt bond financing for
the project.
3. Article XXXIV Approval
Construction of the replacement housing will not require
approval of the voters under Article XXXIV of the California
Constitution.
4. Number of Affordable Housing Units to be Constructed
70 Units of housing affordable to persons and families of
low or moderate income will be constructed as part of the
Specific Plan Area 4 development.

5. Timetable'
I
Construction of the Specific Plan Area 4 development will
begin by early 1986 and will be completed in 1988 .
