SUBJECT: General Plan Amendment Reques i for Thomas Properties
SPECIFIC REQUEST(S) OR RECOM'MENDATION(S) & BACKGROUND AND JUSTIFICATION
BACKGROUND
Authorize a General Plan review as requested by Thomas Properties for an approximately two
acre area located on the north side of Boulevard Way between where Saranap Boulevard and Iris
Lane intersects that road. In authorizing a review, staff will proceed with a report which will
then be scheduled for public hearing before thelCounty Planning Commission. Following this, the
Commission would forward their recommendation to the Board for a final determination after
public hearing. The area considered for amendment may need to be enlarged by staff to create
logical planning boundaries.
BACKGROUND/JUSTIFICATION
I
Steven Thomas of Thomas Properties has requested a General Plan amendment on this property
in the Saranap area. The requested change is from Single Family Residential - High Density to
Multiple Family Residential - High Density. The area is shown on the attached map.

RECOMMENDATION
Authorize a General Plan review as requested by Mr. Marlin Head for an approximately eight
acre parcel located between Pine Creek Road and Castle Rock Road, just to the east of the Pine
Creek Detention basin. In authorizing a review, staff will proceed with a report which will then
be scheduled for public hearing before the County Planning Commission. Following this, the
Commission would forward their recommendation to the Board for a final determination after
public hearing.
BACKGROUND/JUSTIFICATION
Marlin Head has requested a General Plan amendment on this property from Single Family
Residential-Very Low Density to Single Family Residential-Low Density in the North Gate
Road/Pine Creek area of Walnut Creek. The area is shown on the attached map.
