(District III) The following document was presented for Board approval this date: The parcel map of Minor Subdivision 15-02, property located in the San Ramon area, Supervisorial District III, said map having been certified by the proper officials; Said documents were accompanied by: 1. Letter from the County Tax Collector stating that there are no unpaid County taxes heretofore levied on the property included in said map and that the 2003-2004 tax lien has been paid in full and that the 2004-2005 tax lien,which became a lien on the first day of January 2004, is estimated to be$3,800.00. 2. Security to guarantee the payment of taxes, as required by Title 9 of the County Ordinance Code, in the form of a cash deposit, (Auditor's Deposit Permit No. DP422914, dated 4/14/04)made by Lori or Phillip Wolfe in the amount:$3,800.00, guaranteeing the payment of the estimated tax. '' y t�: 133 Note:If any significant cultural materials such as artifacts,human burials,or the like are encountered during construction,operation shall cease within 10 feet of the find,the Community Development Department shall be notified with 24 hours and a qualified archaeologist contacted and retained for further recommendations. Significant cultural materials include,but are not limited to,aboriginal human remains,chipped stone,ground stone,shell&bone artifacts, concentrations of fire cracked rock,ash,charcoal,shell,bone,and historic features such as privies or building foundations. 2) Creek Modification Note:In the event that future development of the property requires creek modification,the applicant shall prepare a program of mechanical presence/absence testing in the area of planned earthmoving in order to locate potentially significant deposits in order to protect them. An archaeologist shall be present on site during any earthwork within 100 feet of the creek. 3) Demolition of Buildings Note:Concerning Parcel B,In the event that any future development plans for Parcel B call for the demolition of the buildings,the applicant shall record 30 days prior to the issuance of a demolition permit or building permit all relevant historical buildings on appropriate Department of Parks and Recreation Historical Site Standards forms. In addition,archival research shall be done on the original inhabitants of the property,to the extant feasible,before the building removal. The archival research and accompanying site survey forms shall be filed at the Northwest Information Center upon their completion to serve as mitigation for the building removal.A copy shall be submitted to the Zoning Administrator. B) Geologic Conditions I) Notification of Report Availability There is an approved Geological Report entitled"Preliminary Geologic Reconnaissance"that was compiled by Adobe Geotech,Dated December 18,2002 available on file. The seller,upon request shall provide a copy. There is an approved Geological Report entitled"Soil and Foundation Investigation,Parcel B of Minor Subdivision MS 0200-15",that was compiled by Adobe Geotech,Dated April 5,2003 available on file. The seller,upon request shall provide a copy. Note: There is an approved Geological Report entitled"Engineering Geological Investigation, Proposed Minor Subdivision MS 0200-15"that was compiled by Adobe Geotech,Dated August 25,2003 available on file. The seller,upon request shall provide a copy. C) Conditions of Use in Agricultural 1) Might to Farm Ordinance Note:The County of Contra Costa declares its policy to protect and encourage agricultural operations as defined in the County's"Right to Farm Ordinance"(Division 820 of the County Ordinance Code). Contra Costa County has adopted a Right To Farm Ordinance. If your property is located in the unincorporated area of the county,near an agricultural operation or an agricultural processing operation,including such operations located on publicly-owned land designated for park,recreation,open space,watershed,or other public purposes,you may be at times subject to inconvenience or discomfort arising form those operations,including noise,odors,fumes,dust,the operation of machinery(including aircraft)during anytime of the day or night,the storage and disposal of fertilizers, soil amendment,seed,herbicides,and pesticides. These similar inconveniences will not be considered a nuisance if dW are conducted according to proper and accepted customs and standards. D) Ranchette Develop ar 1) Building Site Review Note:All building sites are subject to review and approval by the Contra Costa County Zoning Administrator prior to the issuance of a building permit. 2) On-site Water Wells Note:Each parcel shall have an"on-site"producing water well or a"test well"shall be installed with a minimum yield of three gallons per minute with bacterial and chemical quality in compliance with the state standards for a pure,wholesome and potable water supply(Title 11, Section 6443). If the chemical analysis exceeds the state standards for"maximum contaminant levels",for water potability,a statement must be attached and"rein with the property deed" advising of these levels; OR The project sponsor shall have verifiable water availability data from adjacent parcels or knowledge of the same,known by the Health Services Department concerning water quality and quantity per 2)above; And,Include a statement that"attaches and runs with the deed"indicating a water well shall be installed on the subject parcel complying with the general requirements stated above,prior to obtaining a Building Inspection Department permit for construction. 3) 2 Acre Building Sites Note:Development on lots shall be confined to a two-acre development site. Development sites shall be kept off ridgelines,and shall be subject to review and approval of the Zoning Administrator.
