OFFER OF DEDICATION-ROAD PURPOSES AND
RELEASING OF ABUTTER'S RIGHTS
The Sims Family Trust,dated January 10,1996(Owner)being the present title owner ofrecord ofthe
herein described parcel of land, does hereby make an irrevocable offer of dedication to CONTRA
COSTA COUNTY, a political subdivision of the State of California and successors or assigns, for
street, highway landscaping and other related purposes including maintenance thereof and release
abutter's rights of access along the frontage of the real property,situated in the County of Contra Costa,
State of California,described in Exhibit"A"(written description)and shown on Exhibit"B"(plat map)
attached hereto.
It is understood and agreed that CONTRA COSTA COUNTY and successors or assigns shall incur no
liability with respect to such offer of dedication and release of abutter's rights and shall not assume any
responsibility for the offered parcel of land,or any improvements thereon or therein,until such offer has
been accepted by appropriate action of the Board of Supervisors, or of the local governing bodies of
successors or assigns.
The provisions hereof shall inure to the benefit of Contra Costa County and successors or assigns and be
binding upon Owner and Owner's heirs or assigns.

LEGAL DESCRIPTION
That certain parcel of land in the unincorporated area of the County of Contra
Costa, State of California, described as follows:
A portion of the "Remainder Area" of Parcel Map 148.90 filed, April 4, 2000 in
Book 178 of Parcel Maps, at Page 25, Contra Costa County Records, further
described as follows:
Parcel One—"Offer of Dedication
The North 12.802 meters of the above said "Remainder Area".
Containing 1298.571 square meters (0.1298 Hectares) more or less.
Parcel Two y "Relinquishment of Abutters Rights"
All of that portion of the northerly line of the above said "Remainder Area"
abutting the westerly prolongation of the southerly right of way line dedication of
"Balfour Road" as shown on said map (178 PM 25), except the westerly 9.144
meters for a "Private Access".
Attached hereto is a plat labeled "EXHIBIT B", hereby referred to and made a
part hereof.
