PLUMBING, SIRING AND AINT16NAN E OF BUILDINGS 6R STRUG- TU E6 IN THE UNINCORPORATED TERRITORY OF THE COUNTY OF CONTRA CESTA WHICH HAS BEEN INCLUDED AND ZONED UNDER" TIE MASTER PLAN ZONIN6 ORDINANCE NO. 382 FOR CONTRA COSTA COUNTY: ESTABLISHING A BUILDING INSPECTION DEPARTI4ENT; PROVIDING FOR THE APPOINTMENT OF COUNTY BUILDING INSPECTOR; PROVIDING .FOR THE IS3UANCE 4P' PER- LITS AND COLLECTION` OF FEES THEREFOR- PROVIDING PENALTIES :'FOR THE VIOLATION THEREOF* AND REPEALING ORDINANCES IN CONFLICT HEREVITH, AND PROVIDING FOR THE ADOPTION OF THE 1949 EDITION OF THE UNIFOW BUILDING CODE. The Board of Supervisors of the County of Contra Costa, State of California., do ,ordain as follows. SECTION I•` Section 4 of Ordinance No. 3$5 is hereby amended as follows: SECTION IV CODED ADOPTED BY REFERENCE. ,For the purpose of establishing proper regulations for building construction and for the installation of plumbing and electrical systems, the following codes, or portions thereof, hereinafter set forth, are hereby adapted and made a part of this ordinance by reference without publication or post- ing thereof, and three (3) copies of each of these codes, as listed herein, are now on file for use and examination by the public in the office of the County Clerk of the County of Contra Costa, A. BUILDING CODE,. The Building Code for Contra Costa County shall be the 1949 Edition of the Uniform Building Code, as adapted by the Pacific Coast Building Officials Conferennce,with the following exceptions (1) Section 245,, Chapter 2 of Part I of the Uniform Building Code,, 1949 Edition, ;,shall be deleted. (2) Section 201 and Sub-sections (a) , (b) and (c) of Section 202 of Part I shall be deleted, (3) Section 303, Chapter 3 of Fart I, Table 3-A Building Permit Fees of the Uniform Building Code, 1949 edition, shall have the first; two lines' only amended to read as follows: a. The first line is to be deleted therefrom b. The second line is to read as follows "Less than $104.00 41.40 fee." c. Any use permit obtained under the provisions of Master Flan Zoning Ordinance No. 3$2 of Contra Costa County shall require the additional fes of $6.00. Section 1405, Sub-sections (a) and (b) , Chapter 14, Fart III, of the Uniform Building Code, 1949 edition, shall be deleted, and the same amended by substituting the following, to wit: a. WINDOWS. All living rooms, kitchens and other rooms used for living, eating or sleeping purposes shall be provided with windows with an area not less than twelve (12) square feet nor one- eighth of the floor area of such room. Not less than one-half such area shall be openable. The window area in bathrooms, water-closet compart- ments and other similar rooms shall not be less than three (3) square feet. Required windows shall open on a court, pard or street either directly or through a porch with a minimum clear height of not less than. seven (7) feet and a depth of not more than seven (7) feet. Such porch shall be at least fifty per cent (50%) open on at least one side. b. ROOM SIZES AND CEILING HEIGHTS. Every room required to have windows by Sub-section (a) shall have a ceiling height of not less than eight (8) feet in at least 50 per cent of its required area. Rooms used for living, eating or sleeping purposes shall have ars area of not less than eighty (80) square feet. Kitchens shall have an area of not less than fifty (50) square feet. (5) Chapter 16, Part IV, Section 1602, of the Unifom Building Code, 1949 edition, is hereby amended to delete any reference therein to Type Int construction, and Type IV construction is hereby omitted from the application of said section.. (b) Chapter 50, Part VII, of the Uniform Building Code, 1949 edition, shall be deleted. No prefabricated building or structure shall be assembled within the unincorporated territory of the county lying within the scope of this ordinance without first making application to the -2- Building Inspector and the Board of Supervisors for a permit, said permit to be granted or refused by the Board of Supervisors of the county. (7) Sections 702c, 2301, 2312, 2525, 5101, 5102,, 5103, 5144, 5145, 5146, 5107, 5108, 5109, 5110, 5111, 5112, 5113, 5114)` 5115, and 2 :15, shall be included within the requirements of the said Building Code, provided, however, that bearing walls of unburned clay units may have a thickness of not lees than twelve (12) inches in structures properly designed and stressed. SECTION II This ordinance shall take effect thirty (30) days after the date of its adoption, and prior tothe expiration of fifteen days from the passage hereof, shall be published at least once in the " 4 IC , a newspaper printed and published in the County of Contra Costa, State of California, together with the nares of the members of the Board of Supervisors voting for and against the same.
