AN ORDINANCE AMENDING ORDINANCE NO. 382, ENTITLED, "AN OR-
DINANCE OF THE COUNTY OF CONTRA COSTA, STATE OF CALIFORNIA,
ADOPTING A PRECISE LAND USE MASTER PLAN OF THE COUNTY OF
CONTRA COSTA, STATE OF CALIFORNIA, ESTABLISHING LAND USE
DISTRICTS .FOR THE UNINCORPORATED TERRITORY OF THE SAID
COUNTY OF CONTRA COSTA, AND DIVIDING AND DISTRICTING SAID
COUNTY INTO LAND USE DISTRICTS, PRODDING REGULATIONS FOR
THE ENFORCMfiENT THEREOF, AND PENALTIES FOR THE ETIOLATION
OF THIS ORDINANCE", EXCEPTING A PORTION OF THE SINGLE-
FAMILY

SAN PABLO AREA SAND PROVIDING FOR A ITIPLE-FAMILY RESI-
DENTIAL DISTRICT MAP DESIGNATION M-R
The Board of Supervisors of the County of Contra Costa,
State of California, do ordain as follows:
SECTION I: Ordinance No. 382 is amended by the addition
of Section 150 as follows:
SECTION 15: EXCEPTIONS:
Sub-section 1: The hereinafter described property being
a portion of the single-family residential district lying in the
district covered by the "District' s Map for the San Pablo Area"
insert Map No. 2, being Section 3, Subsection 6 of this ordinance,
shall be excepted from the zoning provisions therein designated
and shall be subject to the provisions of areas designated as
:ultiple-family Residential District Map Designation -R.
The property hereby excepted is described as follows:
All that certain real property situated in the County of
Contra Costa, State of California, described as follows:
Portion. of Lots 188, 189 and 190 as delineated upon that
certain map entitled, " Sap of the San Pablo Rancho, Accompanying
and forming a part of the final report of the referees in parti-
tion", filed March 1, 1894 in the office of the County Recorder of
the County of Contra Costa, State of California, described as
follows:
Beginning at a point in the northerly line of Lot 190 of
the Sen Pablo Rancho, hereinbeforexeferred to, which point is dis-
tant 70.00 feet southeasterly from the most northerly corner of
said Lot 190 (the said northerly line of said Lot 190 being taken
as bearing south 610 151 46" east for purposes of making this
description) ; thence south 240 321 40" west 20.00 feet; thence
south 610 151 46"1 east 155.72 feet; thence south 240 321 40" west
690.49 feet, more or less to the northerly line of County Highway
as described in the deed from Jose Garcia Ioitoza to Contra Costa
County, dated July 20, 1929, recorded September 21, 1929 in Book
193 of Official Records, page 244, said Highway being sometimes
known as 13th Street; thence northeasterly along the northerly
line of said County Highway 406,00 feet, more or less, to the
easterly line of Lot 188 of said San Pablo Rancho; thence north
240 30' east 389.06 feet, more or less along the said easterly
line of said Lot 188 to the northeasterly corner thereof; thence
northwesterly along the northerly line of Lots 188 and 1909 426.46

Old: A portion of the above described premises as conveyed in deed
MaTe-d August 22, 1944 executed by L. A. Mealman, et ux, to Blanch
Hauser, recorded September 5. 1944 in Volume 800 of Official Records
at page 156 ., and described as follows.-
Portion of Lots 188 and 189 as delineated upon that cer-
tain map entitled "Map of the San Pablo Rancho, Accompanying and
forming a part of the Final Report of the Referees in Partition".
filed March 1, 1894, in the office of the County Recorder of the
County of Contra Costa, State of California, described as follows:
Beginning on the north line of the County Highway at
the most southerly corner of the parcel of land described in the deed
from Richmond Lowell Company, to L. A. Mealman,- dated January 26,,
1944 and recorded February 3. 1944, in Volume 765 of Official
Records at page 424; thence from said point of beginning, north
660 111 east along the north line of said County Highway, 144.00
feet; thence westerly in a direct line to a point on the west line
of said Mealman parcel (765 OR 424) distant thereon north 24* 321
40" east, 110.00 feet from the point of beginning; thence south
240 321 40" west along said west line 110.00 feet to the point of
beginning.
ZMj A portion of the above-described premises described as follows:
Beginning at a point in the easterly line of Lot 188 of
the said San Pablo Rancho where the said easterly line intersects
the northerly line of the County Highway (193 OR 244) ; thence
from said point of beginning North 240 301 East to a line that is
parallel to and 1001 distant northeasterly from the said North-
easterly line of the County Highway (193 OR 244) ; thence along
said parallel line southwesterly to the westerly line of the above
described premises; thence southeasterly along the northerly line
of the said County Highway; thence northeasterly along said north-
erly line of the said County Highway to the point of 'beginning,
being a strip of land lying along the said County Highway, some-
times called Thirteenth Street on the north side thereof and being
1001 deep.
SECTION II: This ordinance shall take effect and be in
force from and after thirtpc., (30) days after the date of its passage
and the same shall be published once before the expiration of
fifteen (15) days after the date of its passage and adoption, with
the names of the members voting for and against the same in the
"SAN PABLO NEINS", a newspaper of general circulation printed and
published in the County of Contra Costa, State of California.
Adopted by the Board of Supervisors of the County of Contra
Costa, State of California, on the 29th day of March, 1948, by the
following vote:
