APPROVE a First Amendment to Lease with Centurian Enterprises to amend the Lease for a one year period beginning July 1, 2008, and ending June 30, 2009, for approximately 6,380 square feet of office space located at 355 East LeLand Road, Pittsburg, at a monthly rent of $9,000, for the continued occupancy by the Probation Department. 2. AUTHORIZE the Director of General Services, or designee, to EXECUTE the First Amendment, and to EXERCISE any additional options to the amended Lease. 3. DETERMINE that the project is a Class 1(a) Section 15301 Categorical Exemption under the California Environmental Quality Act (CEQA). 4. DIRECT the Development and Conservation Department Director, or designee, to file a Notice of Exemption with the County Clerk, and DIRECT the Director of General Services, or designee, to arrange for the payment of the handling fees to the Development and Conservation Department Director and County Clerk for filing of the Notice of Exemption. FINANCIAL IMPACT The First Amendment to Lease will obligate the County to pay a total rent of $132,300 which includes $108,000 for base rent and $24,300 for common area maintenance (CAM) expenses over the one year extension term. The County has budgeted for an additional $47,726 in operating expenses in FY 2008/2009 General Services General Property budget (600077). The above CAM charges were not budgeted and will be an increase to the General Services budget. The rent was budgeted in the Probation Department's approved FY 2008/2009 budget. BACKGROUND The County has leased the premises for the Probation Department since September 1, 2001. The Lease Amendment will provide for the continued use of the office space, as requested by the Probation Department, through June 30, 2009, with annual options to renew the lease through June 30, 2011.
