LANGO, DIRECTOR OF GENERAL SERVICES 's COSTA DATE: December 9, 2008 c°s - --=' ~ COUNTY tq cotiN SUBJECT: SECOND AMENDMENT TO LEASE FOR 3501 LONE TREE WAY, SUITES 2 & 4, ANTIOCH FOR THE HEALTH SERVICES DEPARTMENT (T00659) (CP# 08-62) SPECIFIC REQUEST(S)OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION RECOMMENDATION 1. APPROVE a Second,Amendment to Lease with the Thalapaneni Family Trust to extend the Lease for 3501 Lone Tree Way, Suite 4, Antioch for a two-year term commencing December 1, 2008, and ending November 30, 2010, to expand that suite to 6,800 square feet,'and to terminate the County's occupancy of 3501 Lone.Tree Way, Suite 2, Antioch, effective December 31, 2008, for continued use by the Health Services Department, under the terms and conditions more particularly set forth in the Second Amendment to Lease. 2. AUTHORIZE the Director of General Services, or designee, to EXECUTE the Second Amendment to Lease on behalf of the County, and to EXERCISE any options to extend the amended Lease. 3. DETERMINE that the project is a Class 1(a) Section 15301 Categorical Exemption under the California Environmental Quality Act (CEQA). 4. DIRECT the Department of Conservation and Development Director, or designee, to file a Notice of Exemption with the County Clerk, and DIRECT the Director of General Services, or designee, to arrange for the payment of the handling fees to the Conservation and Development Department and County Clerk for filing of the Notice of Exemption. FINANCIAL IMPACT The Second Amendment to Lease has a savings of $37,092 over the two year term with the termination of Suite 2, and will decrease the County's obligation to pay rent to $288,240 for Suite 4 over the two year extension term. The rent associated with the Second Amendment to Lease was anticipated and budgeted in the Health Services Department's approved FY.2008/2009 budget. BACKGROUND The County has leased this space at 3501 Lone Tree Way, Antioch since 2003. The Second Amendment to Lease will provide for the continued use of the space for Mental Health Services as requested by the Health Services Department.
