LANGO, DIRECTOR OF GENERAL SERVICES _ COSTA DATE: OCTOBER 3, 2006 _�-;;--'' COUNTY SUBJECT: LEASE WITH SALVIO PACHECO SQUARE, LLC FOR THE PREMISES AT 2151 SALVIO STREET, SUITE R, CONCORD FOR C OCCUPANCY BY COUNTY SUPERVISOR, DISTRICT IV (CP #06- 76. WLP588) SPECIFIC REQUEST(S)OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION RECOMMENDATION 1. APPROVE a Lease, with Salvio Pacheco Square, LLC, commencing January 1, 2007, and ending December 31, 2010, for 1,923 square feet of office space at 2151 Salvio Street, Suite R, Concord, for occupancy by County Supervisor, District IV, under the terms and conditions more particularly set forth in the Lease. 2. AUTHORIZE the Director of General Services, or designee, to EXECUTE the Lease on behalf of the County, and to EXERCISE any options to extend the Lease. 3. DETERMINE that the project is a Class 1(a) Categorical Exemption under the California Environmental Quality Act (CEQA). 4. DIRECT the Director of Community Development, or designee, to file a Notice of Exemption with the County Clerk, and DIRECT the Director of General Services, or designee, to arrange for the payment of the handling fees to the Community Development Department and County Clerk for filing of the Notice of Exemption. FINANCIAL IMPACT Approval of the Lease will obligate the County to pay rent totaling approximately $168,940 for the four year lease term. Capital costs for remodeling the premises are estimated to be approximately $166,500, of which the County will be responsible for approximately $118,000. An estimated $73,000 is budgeted to furnish the premises with furniture and equipment. The lease payments and capital costs are appropriated in the Board of Supervisors' budget. BACKGROUND The new Contra Costa County Supervisor, District IV will take office in January 2007, and has requested new office space in central Contra Costa County. This ction provides for the leasing of office space as requested by the Supervisor.
