declaring certain roads(Birmingham Court,Dorchester Court, Coronado Court,Berkshire Court, Sheffield Court,
Bristol Court,Hastings Drive,Berkshire Lane, and Preston Drive) as County roads,being developed by Talisman
Realty Group, Inc.,Byron area. (District III)
FISCAL IMPACT:
None.
BACKGROUND/REASON(S) FOR RECOMMENDATION(S):
Public improvements have been built and inspected per County ordinance.
CONSEQUENCES OF NEGATIVE ACTION:
These improvements will'not be maintained btheCounty.

The Public Works Director has notified this Board that the improvements in Subdivision 98-
08166 have been completed as provided in the Subdivision Agreement with Talisman Realty Group,
Inc.,heretofore approved by this Board in conjunction with the filing of the Subdivision Map.

NOW THEREFORE BE IT RESOLVED that the improvements have been COMPLETED
as of November 30,2004 thereby establishing the six-month terminal period for the filing of liens in
case of action under said Subdivision Agreement:

BE IT FURTHER RESOLVED the payment(labor and materials) surety for$593,150.00,
Bond No. 11119463740 issued by the above surety be RETAINED for the six month lien guarantee
period until May 30, 2005, at which time the Clerk of the Board is AUTHORIZED to release the
surety less the amount of any claims on file.
BE IT FURTHER RESOLVED that Birmingham Court,Dorchester Court,Coronado Court,
Berkshire Court,Sheffield Court,Bristol Court,Hastings Drive,Berkshire Lane,and Preston Drive
the hereinafter described roads, as shown and dedicated for public use on the Final Map (metric
units)of Subdivision 98-08166 filed June 2,2000,in Book 420 of Maps at Page 35,Official Records
of Contra Costa County,State of California,are ACCEPTED and DECLARED to be County roads.
