SPECIFIC REQUEST(S)OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION
RECOMMENDATION:
APPROVE & AUTHORIZE the Redevelopment Director to execute a Developer Sales Agreement with KB
Homes pursuant to condition of approval No. 40A for subdivision 038755, North Richmond area.
FINANCIAL IMPACT:
None. No general funds involved.
BACKGROUND:
On February 24, 2004 the County Planning Commission approved a 173 lot subdivision (County File SD038755)
and a concurrent final development plan (County File DP033051) in the North Richmond area. KB Homes is the
developer. Among the conditions of approval are requirements to reserve 35 homes for sale at affordable prices
to Very Low and Low Income households. The Developer Sales Agreement is the contractual method by which
the requirements of conditions of approval 36,37,38,39, and 40 (all related to affordable h using) will be
achieved.
