RECOMMENDATION
EXERCISE the option for a three-year extension of the Lease dated December 18, 2001 with HPH
Properties, dba the Equus Group, for the premises at 1191 Central Blvd., Suite D, Brentwood for
continued occupancy by the Building Inspection Department, under the terms and conditions more
particularly set forth in the Lease.
FINANCIAL IMPACT
The exercise of the option was anticipated and sufficient funds budgeted in the Building Inspection
Department's approved FY 200412005 budget. The option is for a term of three years, effective
March 26, 2005 through March 25, 2008. The rental rate for the first year is $3,106 per month, an
increase of $119 per month over the previous rate. The total maximum option rent for the three year
lease is $145,220, including common area maintenance costs. Rent increases are based on the
Consumer Price Index with a minimum of 4% and a maximum of 7% annual increases.
BACKGROUND
The County has occupied the premises, which consists of approximately 1,578 square feet of office
space, for operation of the Building Inspection Department's Brentwood office since March 26, 2002.
The County is responsible for all interior maintenance, utilities and janitorial services.
