"`` County SUBJECT: Pleasant Hill BART Temporary Parking Lease 6.94 of 1250 Las Juntas Way, Walnut Creek SPECIFIC REQUEST(S)OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION RECOMMENDATION: AUTHORIZE the Redevelopment Director to execute a five-year Lease commencing on or after October 1, 2003, with the San Francisco Bay Area Rapid Transit District for the property at 1254 Las Juntas Way, Walnut Creek, for temporary parking; and DETERMINE that the project is Class 11 Categorical Exemption from the California Environmental Quality Act(CEQA)pursuant to Section 15311 of the CEQA Guidelines. FINANCIAL IMPACT: The Agency Wil be compensated for the cost of installing a temporary parking lot on the subject property in an amount not to exceed $650,000 under the terms of the Joint Exercise of Powers Agreement approved by the Redevelopment Agency and Board of Supervisors on August 5,2403. No General fund monies are involved. BACKGROUND: On August 7, 2401 the Governing Board of the Redevelopment Agency approved an Option Agreement to purchase the former Las Juntas Swim Club property at 1250 Las Juntas Way, Walnut Creek. The site is contiguous and adjacent to the County's Pleasant Hill BART Station Area Redevelopment Project. The Option included a number of contingencies, all of which were ultimately satisfied. On March 20,2003 the Agency acquired the site. The site has been cleared of structures related to the former swim club use. The Agency will be installing the temporary parking use pursuant to a land use permit issued by the City of Walnut Creek. The Bay Area Rapid Transit District will operate the parking f cility pursuant t terms of the recommended Lease.
