BACKGROUND INFORMATION
On May 19, 1999, the San Ramon Valley Regional Planning Commission approved a new land
use permit to permanently establish mused car dealership on the subject property located at
3212 Danville Boulevard in Alamo. The County Board of Supervisors held the initial public
hearing on April 18, 2000 to determine if cause exists to revoke the permit approved under
County File #LP952061 since the applicant was not in compliance with conditions of approval
for the project. At the October 24, 2000 meeting, the Board declared its intent to reject the
revocation of the use permit for Bridges car dealership if Mr. Bridges complied with conditions
of approval #1, #13, #16F and #30 by December 31, 2000. The Board directed staff to prepare
a status report on condition compliance for the December 19, 2000 meeting. At the time the
status report went before the Board, Mr. Bridges was not in compliance with COA#1, COA#13
and COA #30.
COMPLIANCE WITH CONDITIONS OF APPROVAL
The applicant has paid the $12,000 in fees and has executed the Statement of Obligation for
deck removal as required by condition of approval #30.
Mr. Bridges has forest green striping for the automobile display areas. It is not as clearly visible
as a parking lot that is striped white. However, the County's parking ordinance does not specify
the striping color for automobile display areas. The employees of the car lot will access the
automobiles in this area for the customers. The customer parking area is striped beige and is
clearly visible for the public.
Condition of approval #14 for this project requires the applicant to submit a compliance report
for review by the Zoning Administrator every 12 months from the permit effective date for the
first three years. Mr. Bridges is required to submit a compliance report by May 31, 2001. The
conditions also state that Mr. Bridges would be responsible for all costs associated with staff
time required to review the compliance reports.
RECOMMENDATION
Mr. Bridges is in compliance with the conditions of approval for the project. Staff recommends
that the Board find that there is not cause to revoke the permit.
