FISCAL IMPACT Redevelopment funds only have been budgeted for this purpose. The costs of the design charrette will be reimbursed to the Agency by the BART property developer upon submittal of entitlement applications once the charrette program has been completed. The CommunityPlanning Program was away to learn from the past,to capture the interest of the present,and to direct it to realizing the significant community development potential of the BART property at the Pleasant Hill Station. In the fall of 1999 a Community Planning Program was undertaken,however it failed to yield the desired results even' though it had been conducted in a very professional and thorough manner. The design charrette is to be undertaken in January and February, 2001. A final product will be prepared at the conclusion. This final product would include most of the design/development specifications necessary for submittal of a rezoningapplication by the BART developer. Can December 5, 2000 your Board approved a contract in an amount not to exceed $250,O00. Since that time additional items have been added to the work scope,including inclusion of the Las Juntas Swim Club site planning, refinement of the pedestrian/bicycle'overcressing design, and additional stakeholder meetings. The additional scope adds approximately$26,000 to the contract costs. JK:In
