SUBJECT: LEASE FOR THE BUILDING INSPECTION DEPARTMENT
1191 CENTRAL BLVD. SUITE D, BRENTWOOD (CP #01-73) (WLP456)
.SPECIFIC REQUESTS OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION
I. RECOMMENDATION
A. APPROVE a Lease, commencing March 1, 2002, with HPH Properties, dba the EQUUS
Group, for the premises at 1191 Central Blvd. Suite D, Brentwood, for occupancy by the
Building Inspection Department, under the terms and conditions more particularly set forth in
said Lease.
B. AUTHORIZE the Director of General Services to EXECUTE said Lease on behalf of the
County.
C. DETERMINE that the above project is a California Environmental Quality Act (CEQA) Class
27 categorical exemption.
D. DIRECT the Community' Development Department to file a Notice of Exemption with the
County Clerk and AUTHORIZE payment of applicable fees.
II. FINANCIAL IMPACT
The current year lease payments of $13,222 and tenant improvement costs of approximately
$35,000 are included in the FY 2001/02 budget for the Building Inspection Department.
III. REASONS FOR RECOMMENDATION / BACKGROUND
On September 11, 2001 the Board of Supervisors authorized the Building Inspection
Department to establish an office in East County to provide code enforcement and other basic
building inspection services. Approval of the lease will provide the Building Inspection
Department with 1,574 square feet of office space in Brentwood to meet the requirement. The
required lease payments total approximately $128,665 over the 3-year term of the lease.
