Gilbert, Director of General Services Contra Costa DATE: February 23, 1939 County sUBjECT: LEASE AMENDMENT WITH TSPS PARTNERSHIP FOR THE PREMISES AT 2555 EL PORTAL DRIVE, SAN PABLO SPECIFIC REQUESTS OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION I. RECOMMENDATION APPROVE the First Amendment to Luse, commencing November 1, 1998, with TSPS Partnership for the premises at 2555 El Portal drive, San Pablo, for continued occupancy by the Probation Department, under the terms and conditions more particularly set forth in said Amendment to Lease, and AUTHORIZE the Director of General Services to EXECUTE said Amendment to Lease on behalf of the County. If. FINANCIAL IMPACT Amendment provides for Lessor, TSPS Partnership, to reimburse the County monthly in an amount equal to 20% of the utilities, maintenance and repair expenses for the premises. For The first annual period of November 1, 1998-October 30, 1999, the monthly amount to be reimbursed to County is $832.00 per month. Amendment also provides, commencing November 1, 1998, the County's responsibility for reimbursement of property taxes is reduced from 100% to 80 %. Ill. REASONS FFR RECOMMENDATION/BACKGROUND Effective November 1, 1998, the Lessor, TSPS Partnership, leased out the vacant first floor of the 2555 El Portal building to the State of California Parole Board. The space occupied by the State Parole Board represents 20% of the total building. Under the terms of the original Lease, dated April 16, 1996, between the County and TSPS Partnership, the County is responsible for 100% of the utility, maintenance, repairs and property taxes. Approval of this Amendment will provide that effective November 1, 1998, TSPS Partnership will be responsible for 20% of all such expenses. Gilbert, Director of General Services SUBJECT: A°r : Amendment to Lease, 2555 El Portal Drive, San Pablo, Bldg. U00320 An amendment to the original lease has been negotiated as follows: ENDMENT &OVISIONS: Effective November 1, 1998, Lessor, TSPS Partnership, leased out the vacant first floor the premises to the California State Parole .Board. The first floor represents 20% of the total building. Original lease dated April 16, 1996 between the County and TSPS Partnership for occupancy of 2555 El Portal Drive, San Pablo, by the Probation Department is amended to provide the following: 1. Designate the 80% of the building occupied by the County. 2. Provide for the Lessor to reimburse the County on a monthly basis 20% of the utilities,maintenance,repairs for which the County. Said reimbursement shall be accomplished by a reduction in the County's monthly rent by the dollar amount equal to the Lessor's 20% share. 3. Commencing November 1, 1998, provide for a reduction in the County's responsibility for reimbursement of property taxes from 100%to 80% 4. Correct an error in dates in the Paragraph A.5. Extension of the original April 16, 1996 Lease Agreement. AGENDA 11E : APPROVE the First Amendment to Lease, commencing November 1, 1998, with TSPS Partnership for the premises at 2555 El Portal Drive, San Pablo, for continued occupancy by the Probation Department, under the terms and conditions more particularly set forth in said Amendment to Lease, and AUTHORIZE the Director of General Services to EXECUTE said Amendment to Lease on behalf of the County.
