Authorize a General Plan Amendment Study for an approximately 44 acre area south of Camino Tassajara just south of Blackhawk Ranch. 2 . Granting authorization of this request does not imply any support for this application, but only that this item is appropriate for study. FISCAL IMPACT The applicant shall pay an amendment fee to cover the County's cost of this study. BACKGROUND/REASONS FOR RECOMMENDATIONS The applicant, Kaufman and Broad, has requested a General Plan Amendment study for what is now commonly called the Corrie Property on Camino Tassajara, just east of Danville and south of Blackhawk Ranch. The current General Plan designation for the property is for Agricultural Lands (AC) . Kaufman and Broad is requesting that the site be redesignated to Single Family Residential Vn nsity. It is appropriate, from staff' s perspective, that the environmental documentation cover all applications concurrently. This site has already been authorized for General Plan study as part of the Tassajara Valley Property Owners Association (TVPOA) General Plan Amendment request. This is a request for a separate authorization from TVPOA. TVPOA has agreed with allowing this separation. Kaufman and Broad have requested this separation since they believe it is more related to Danville's Lawrence Leema Road Specific Plan than the rest of the TVPOA property. The land that adjoins the West and South lines of the Corrie Property was included in the Lawrence/Leema Road Specific Plan, as adopted by the Town of Danville in 1992 . The Specific Plan anticipates that Lawrence Road, which currently adjoins the west boundary of the property, will be realigned through the middle of the property so that it may align with the Oak Gate Road intersection at Camino Tassajara. This realignment is necessary to allow for a signalized intersection which will provide safe ingress and egress for proposed development south of the property. Additionally, three sides of the Corrie Property abut existing and proposed residential development of a density that is similar to that being proposed for the subject property. Staff may need to adjust the study area boundaries to provide for more logical study area boundaries. Specifically, the existing County General Plan does not reflect Danville's Lawrence/Leema Road Specific Plan and the development which has been allowed under that plan. The County plan might be modified to be consistent with the city plan for those areas within the city.
