BRAGDON DIRECTOR OF COMMUNITY DEVELOPMENT DATE: JANUARY 12, 1995 SUBJECT: MINOR OAKLEY GENERAL PLAN REQUEST BY FRANK BELLECCI SPECIFIC REQUEST (S) OR RECOMMENDATIONS) & BACKGROUND AND JUSTIFICATION RECOMMENDATION Authorize a General Plan Amendment study for a parcel in Oakley as requested by Frank Bellecci and Associates, Inc. The request is to change the General Plan from Single Family Residential-Very Low Density to Single Family Residential-Medium Density for a forty- four acre site located south of Neroly Road and east of O'Hara Avenue in the Oakley area. In authorizing this review, staff will proceed with a report on this request which will then be scheduled for public hearing before the East County Regional Planning Commission. Following this, the Commission would forward its recommendation to the Board for a final determination after a public hearing. FISCAL IMPACT A General Plan Amendment fee will be paid to cover the cost of processing this plan amendment . BACKGROUND/REASONS FOR RECOMMENDATIONS On behalf of their client, the Condon/Ware Family, this request has been made for a modest shift in general plan density. Other small amendments have also been processed of a similar nature. Staff feels the request for review is appropriate. In reviewing this request, staff may need to expand the amendment area to provide for more reasonable planning boundaries . It needs to be emphasized that authorization of these stu ies does not imply any acceptance of the validity of such a p an ch nge.
