SUBJECT: ACCEPTANCE OF OFFER OF DEDICATION IN CONNECTION WITH THE E. CYRPESS
ROAD AT SELLERS AVENUE INTERSECTION IMPROVEMENTS - OAKLEY AREA

SPECIFIC REQUEST(S) OR RECOMMENDATION(S) &BACKGROUND AND JUSTIFICATION
I. Recommended Action:
A. ACCEPT a portion of the "Area Dedicated to Contra Costa County for Roadway
Purposes" from Windswept Ranch Company, a Limited Partnership, lying within Parcel
"A" as shown on the Map of Subdivision MS-28-85 filed December 12, 1985 in Book 120
of Parcel Maps at page 16, Official Records of Contra Costa County, as described in the
attached Exhibit "A."
B. DIRECT the Real Property Division to record a certified copy of this Board Order in the
Office of the County Recorder.
II. Financial Impact:
None.
III. Reasons for.Recommendations and Background:
Additional right of way is required for intersection improvements along E. Cypress Road at
Sellers Avenue, Oakley area.
IV. Consequences of Negative Action:
The County will not have sufficient right of way for construction of the proposed project.

Real property in the unincorporated area of Oakley, Contra Costa County, California, being a portion
of the northwest quarter of Section 29, Township 2 North, Range 3 East, Mount Diablo Meridian,
described as follows:
A portion of PARCEL "A" of Subdivision MS-28-85 filed December 12, 1985 in Book 120 of Parcel
Maps at page 16, being a portion of the area shown on said map (120 PM 16) as "AREA
DEDICATED TO CONTRA COSTA COUNTY FOR ROADWAY PURPOSES" described as follows:
Beginning at the southwest corner of said PARCEL "A" (120 PM 16), also being the intersection of
the north right of way line of East Cypress Road and the east right of way line of Sellers Avenue;
thence from the Point of Beginning along the west line of said PARCEL"A", also being the west line
of said dedicated area (120 PM 16), north 1002'17" east 65.00 feet; thence leaving said common
west line, south 88057'43" east 5.00 feet, to an east line of said dedicated area; thence along the
boundary thereof, as follows: 1) south 100217"17"west 14.87 feet to a curve concave to the northeast
having a radius of 20.00 feet, 2) along the arc of said curve, southeasterly 31.52 feet, through a
central angle of 90017'56", and 3) south 89015'39" east 861.74 feet; thence leaving the boundary of
