HomeMy WebLinkAboutMINUTES - 02231993 - 1.112 Contra TO: BOARD OF SUPERVISORS ; FROM: HARVEY E.BRAGDON 1 Costa o,.,�:,� - � DIRECTOR OF COMMUNITY DEVELOPMENT County T x DATE: JANUARY 28, 1993 SUBJECT: Authorization of the Hofmann General Plan Amendment Study (Oakley Area) SPECIFIC REQUEST(S) OR RECOMMENDATION(S) & BACKGROUND AND JUSTIFICATION RECOMMENDATIONS: Authorize a General Plan Amendment study for the Hofmann property(APN:035-262-002)in the Oakley area. The proposed plan amendment is to change the existing County General Plan land use designation from Commercial to both Commercial and Multiple Family Residential, Low Density (7.3 - 11.9 units/net acre). The authorization of this study does not imply endorsement of the plan amendment. FISCAL IMPACT: The applicant will pay a general plan amendment fee. BACKGROUND/REASONS FOR RECOMMENDATIONS: The Hofmann Company requests that the Board authorize a study to amend the County General Plan land use designation for this property from the existing Commercial designation to a split,Multiple Family Residential,Low Density and Commercial designation. The proposal will place the majority of the property in the Multiple Family Residential, Low Density desgination (-11.0 acres)and retain about an acre of land under the Commercial land use designation. The proposed residential component of the property will retain a detatched housing style of small parcels and provide a housing type which is presently in demand. IV The location of the property, which is at the Cypress Road/Highway 4 intersection, could support a mixed use development of this nature. The proposed residential designation could also enhance the future development of the property. However, the possible implications of reducing the amount of land with a Commercial designation in the Oakley area needs to be.considered as well.
