Specific Requests or Recommendations & Background & Justification
I. RECOMMENDED ACTION:
Approve and Authorize the Public Works Director to execute, on behalf of the County,
Amendment One to Rental Agreement with Phillips J. Goodenough dba Cal Hawaiian
Industries.
II. FINANCIAL IMPACT:
Increase annual lease ground rental rate from $17,100 per year to $19,836 per year.
III. REASONS FOR RECOMMENDATION/BACKGROUND:
Section 2. RENT, of the rental agreement between the County of Contra Costa as
AIRPORT and Phillips J. Goodenough, as TENANT, provides revaluation of the ground
rental from time to time.

FIRST AMENDMENT TO RENTAL AGREEMENT

1. PARTIES: Effective November 1, 1986, the COUNTY OF CONTRA COSTA, a
political subdivision of the State of California, hereinafter called
"LESSOR" and Phillip J. Goodenough , dba Cal Hawaiian Industries,
hereinafter called "LESSEE", hereby amend the rental agreement dated
January 1, 1983, covering certain real property located at Buchanan
Field, Contra Costa County, Califo nia, as follows:
2. AMENDMENT:
Paragraph TWO (RENT) shall be e'let in its entirety and replaced by
the following:
The renting of the abov premises shall be at the rate of $19,836
per year o 1653.0 r month. Tenant agrees to pay said rent in
advance o or befor the first day of each calendar month (without
notice) ' ong as tenancy continues. Airport shall have the
right to just the rent from time to time by giving Tenant 30
days writt notice. Notice shall be from Manager of Airports,
Buc anan Fi ld Airport, to TENANT and shall be deemed served if
dep�osi ed in the United States mail , postage prepaid, and
address d to TENANT and TENANT's current address. All checks and
m nee�yy orders should be made payable to BUCHANAN FIELD AIRPORT and
m ild to 171 John Glenn Drive, Concord, CA 94520.
Pa agrap ' ELEVEN (INSURANCE) shall be deleted in its entirety and
r p Iced by the following:
AIRPORT will not keep TENANT's personal property insured against
fire, or any other insurable risk, and TENANT waives the right to
claim damages from the AIRPORT. for a damage resulting to said
property in the event it is damaged or destroyed by fire or any
other cause.
TENANT agrees, at no cost to the AIRPORT, to obtain and maintain
during the entire duration of tenancy, comprehensive liability
insurance with a minimum combined single-limit coverage of
$1,000,000 for all claims or losses due to bodily injury, or death
to any person, or damage to property, including loss of use
thereof arising out of each accident or occurrence, and the name
Contra Costa County, its officers or employees as additional
insured thereunder. Said coverage shall provide for a thirty (30)
day written notice to AIRPORT of cancellation or lapse. Evidence
of such coverage shall be furnished to AIRPORT prior to occupancy
of the subject premises.
3. Except for the amendment agreed to herein, the rental agreement of
January 1, 1983, as amended, remains in full force. and effect.
IN WITNESS WHEREOF, the parties hereto have caused this Amendment to be
executed as of the above date.
