HomeMy WebLinkAboutMINUTES - 06032014 - C.80RECOMMENDATION(S): APPROVE a revenue sublease with the Contra Costa County Board of Education for a one-year term commencing July 1, 2014 and ending June 30, 2015, with annual renewals thereafter unless terminated by either party, for approximately 960 square feet of a modular located at 470 Parker Avenue, Rodeo, at a rent of $900 per month, as requested by the Public Works Department, under the terms and conditions set forth in the sublease. (WJ5183) AUTHORIZE the Public Works Director, or designee, to execute the sublease on behalf of the County, and to exercise any options to extend the sublease. FISCAL IMPACT: 100% County Service Area R-10 Funds. BACKGROUND: The County entered into a Master Lease with John Swett Unified School District for the entire Lefty Gomez Community Center/Ballfield Complex in Rodeo. The Master Lease ends January 2045. The County will receive a revenue rent of $10,800 for the first-year term. Revenue has been budgeted to the Public Works Special Districts County Service Area R-10. As a condition of the sublease, the property owner requires the County to indemnify them. The Lefty Gomez complex includes land on which the County has placed an approximately 960 square-foot modular building at 470 Parker Avenue, Rodeo. The County Board of Education desires to lease the use of the modular building for a one-year term to automatically renew each year unless terminated by either party. The County Board of Education will operate an educational program for 6th through 12th-grade students. CONSEQUENCE OF NEGATIVE ACTION: If the revenue sublease is not approved, the County will not receive the revenue, and other arrangements will have to be made for the County Board of Education for space for this educational service for the community.
