HomeMy WebLinkAboutMINUTES - 05132014 - C.29RECOMMENDATION(S): APPROVE the Lease with the Madden Family Trust for a ten-year term for approximately 2,889 square feet of office space located at 1430 Willow Pass Road, Suite 230 and 240, Concord, at a rent of $4,770 per month, for occupancy by the Health Services Department, under the terms and conditions set forth in the Lease. (WLP791) AUTHORIZE the Public Works Director, or designee, to execute the Lease on behalf of the County, and to exercise any options to extend the Lease term. FISCAL IMPACT: 80% State Department of Rehabilitation and 20% County General Fund. BACKGROUND: The County currently leases space in the building at 1420 Willow Pass Road for use by the Health Services Department – Vocational Rehabilitation. Vocational Rehabilitation needs to expand its vocational services and would like to lease space in the adjacent office building at 1430 Willow Pass Road, Concord. Bueren, Public Works Director/Chief Engineer Date:May 13, 2014 Contra Costa County Subject:1430 Willow Pass Road, Suites 230 and 240, Concord – Lease for Health Services Department – Vocational Rehabilitation BACKGROUND: (CONT'D) lease for 1430 Willow Pass Road, Suites 230 and 240, Concord, will allow for that expansion of Vocational Services. The Lease will obligate the County to pay a total rent of $57,240 for the first year of the term. Rent will then be increased by the Consumer Price Index each year thereafter. All operating expenses will be paid by the Lessor. As a condition of the Lease, the property owner requires the County to indemnify them. CONSEQUENCE OF NEGATIVE ACTION: Failure to approve the Lease may result in having to find new space for the expansion of the Health Services Department - Vocational Rehabilitation program, which may result in higher costs to the County.
