APPROVE a lease with Cranbrook Realty Investment Fund, L.P. for a five-year term, for approximately 4,571
square feet of office space located at 1340 Arnold Drive, Suite 126, Martinez, for continued occupancy by the Health
Services Department, under the terms and conditions set forth in the Lease. (WLP816)
AUTHORIZE the Public Works Director, or designee, to execute the Lease on behalf of the County and to exercise
any options to extend the Lease.
FISCAL IMPACT:
The Lease will obligate the County to pay a total rent of $397,680 during the five-year term which will decrease the
current lease rent by $137,127, or approximately 26%. Furthermore, all operating expenses will now be paid by the
Lessor. The amount was anticipated and budgeted in the Health Services Department’s approved FY 2013/14 budget.

BACKGROUND:
The County has leased this space for occupancy by the Health Services Department – Emergency Medical
Services since August 2000. The Health Services Department requires this office space for the service program of
Emergency Medical Services. As a condition of the Lease, the property owner requires the County to indemnify
them.
CONSEQUENCE OF NEGATIVE ACTION:
Failure to approve the Lease may result in having to find new space for the Health Services Department –
Emergency Medical Services program, which may result in higher costs to the County.
CHILDREN'S IMPACT STATEMENT:
Not applicable.
