APPROVE a lease with Leonora Holmes for a one-year term for the County owned property located at 1177 Treat
Boulevard, Walnut Creek, for use as a day care facility, under the terms and conditions set forth in the lease.
AUTHORIZE the Public Works Director, or designee, to execute the lease on behalf of the County and to exercise
any options to extend the lease.
FISCAL IMPACT:
The lease will generate $10,200 over the term of the lease to the Road Funds (Department 0674).
BACKGROUND:
In 1983 the County leased the property located at 1177 Treat Boulevard, Walnut Creek to Leonora Holmes. The
property was improved with a parking area and a fenced playground. Since 1994, the property has been subleased to
Discovery Centers of America who operate a KinderCare Learning Center. The original lease between the County
and Leonora Holmes has expired and the County and Ms. Holmes desire to replace the expired lease with a new lease
for a one-year term. Ms. Holmes will be responsible for the maintenance and repairs to the parking area and
playground area.

CONSEQUENCE OF NEGATIVE ACTION:
Failure to approve the lease may result in not obtaining revenue from the lease as well as having to find a new lessee
for the property, which may result in higher costs to the County.
