SUBJECT: General Plan Amendment Request by Ygnacio Homes
SPECIFIC REQUEST(S) OR RECOMMENDATION(.S) & BACKGROUND AND JUSTIFICATION
REQUEST
Authorize a General Plan review as requested by Ygnacio Homes, Inc. for an approxi-
mately 20-acre parcel located north of Camino Tassajara Road in the Tassajara area.
In authorizing a review, staff will proceed with a report which will then be scheduled for
public hearing before the County Planning Commission. Following this, the Commission
would forward its recommendation to the Board for a final determination after public
hearing.
BACKGROUND/JUSTIFICATION
Mr. & Mrs. Ujdur of Ygnacio Homes, Inc. (5114 Blackhawk Drive, Danville) have requested
a General Plan amendment for their property in the Tassajara area. The requested change
is from Single Family Residential Low Density to a category which .will allow for
condominiums. The site is immediately easterly of the recently approved commercial
center at Blackhawk Ranch. The lands south of Camino Tassajara were included in the
Dougherty Road General Plan Amendment adopted by the Board this year. This is the last
property available for development in an area that hasn't recently been subject to a plan
amendment.

SPECIFIC REQUEST(S) OR RECOMMENDATION(S) & BACKGROUND AND JUSTIFICATION
REQUEST
Authorize a General Plan review as requested by Mary Lauritzen for an approximately 595
acre parcel located east of Big Break Road northerly of State Route 4 in the Oakley area.
In authorizing a review, staff will proceed with a report which will then be scheduled for
public hearing before the County Planning Commission. Following this, the Commission
would forward its recommendation to the Board for a final determination after public
hearing.
BACKGROUND/JUSTIFICATION
Ms Mary Lauritzen has requested a General Plan amendment on her property in the
Oakley area. The requested change is from Industry and Agricultural-Recreation to the
Oakley Planned Community for Commercial and Single Family Residential designations.
The site is northerly of the existing Oakley Community and given the amount of time
already invested in Oakley community general plan and the sensitivity of the site, it is
appropriate to consider this change separately from the Oakley Area General Plan review.
