APPROVE a Lease with Rahim Morid and Marzieh Morid, for a three (3) year term beginning July 1, 2011 and ending June 30, 2014, for approximately 8,022 square feet of office space at 151 Sand Creek Road, Suites A-D, Brentwood for continued occupancy by the Employment and Human Services Department, under the terms and conditions set forth in the Lease. 2. AUTHORIZE the Deputy General Services Director, or designee, to EXECUTE the Lease, and to EXERCISE any additional options to the Lease. 3. DETERMINE that the project is a Class 1(a) Section 15301 Categorical Exemption under the California Environmental Quality Act (CEQA). (CP#11-15; WLP705) 4. DIRECT the Department of Conservation and Development Director, or designee, to file a Notice of Exemption with the County Clerk, and DIRECT the Deputy General Services Director, or designee, to arrange for the payment of the handling fees to the Department of Conservation and Development and County Clerk for filing of the Notice of Exemption. This Lease is a renewal of a previous lease which expired. Rent during the first year of this Lease represents a decrease of approximately $43,400, or approximately 19.6%, from the rent paid in the last year of the previous lease. The first-year Lease costs were anticipated and budgeted in the Employment and Human Service Department’s fiscal year 2011/12 budget. BACKGROUND: The County has leased this building since April 2008 for occupancy by the Employment and Human Services Department (EHSD), which provides Calworks, Medi-Cal, Food Stamps and Child Welfare services at this location. The previous lease expired. This action extends EHSD's occupancy of the space for a 3-year term. CONSEQUENCE OF NEGATIVE ACTION: The Lease will not be extended and Calworks, Medi-Cal, Food Stamps and Child Welfare services will not be provided from this location. CHILDREN'S IMPACT STATEMENT: Not applicable.
