No. 78-93) is amended by re-zoning the land in the above area' shown shaded on the map(s) attached hereto and incorporated herein (see also Community Development Department File No. 2643-RZ ) .FROM: Land Use District R-15 ( Single Family Residential TO: Land Use District P-1 ( Planned Unit Development ) and the Community Development Director shall change the Zoning Map accordingly, pursuant to Ordinance Code Sec. 84.2.003. r_r.r_r _ I. I (SEAL) ORDINANCE NO. 86-53 2643-RZ Loving P ORDINANCE NO. 86-60 ( Increase in park dedication requirements for County Service .Area R-7A and Surrounding Territory) The Contra Costa County Board of Supervisors ordains as follows (omitting the parenthetical footnotes from the official text of the enacted or amended provisions of the County Ordinance Code): SECTION I . SUMMARY. This ordinance amends County Ordinance Code Chapter 920-6 , to increase park, dedication requirements in the unincorporated area of the County in the area generally encom- passing County Service Area R-7A, and its surrounding territory, to 400 square feet per dwelling unit , and to increase the amount of fees which may be paid in lieu of land dedication , in the same area , to $1 , 100 . 00 per dwelling unit . SECTION II . Chapter 920-6 of the County Ordinance Code is amended o read: . CHAPTER 920-6 STANDARDS FOR AREA AND FEES ARTICLE 920-6. 2 General . 920-6. 202 Dedication. Except as otherwise provided in this Chapter for specifically described territory, the total area required to be dedicated shall be computed by multiplying the number of dwelling units to be included in the development by three hundred fifty square feet . As used in this division, "dwelling unit" means a building or a portion thereof, or a mobile home, -designed for residential occupation by one person or a group of two or more persons living together as a domestic unit . (Ords . 86-6OS2, 84-46 S1 (part ) , 78-5. ) 920-6. 204 Amount of fee. Except as otherwise provided in this Chapter for specifically described territory, when fees are to be paid in lieu of land dedication , such fees shall be four hundred dollars per dwelling unit . (Ords . 86- 6052, 84-46 S1 (part ) , 78-5. ) 920-6. 206 Combination. A combination of fee payment and land dedication is permissible if approved by the planning agency. (Ords . 86-6052, 84-46 S1 (part ) , 7875. ) ARTICLE 920-6. 4 Greater Alamo Area. 920-6. 402 Dedication. Within the territory in the unincor- pore ed area of this County within federal Census Tracts No. 3420, 3440, 3452 . 01 , 3461 . 01 , 3461 . 02 , 34-62 . 01 .and 3462. 02 , based on the 1980 federal census , the total area required to be dedicated shall be computed by multiplying the number of dwelling units to be included in the development by four hundred square feet . Within the territory in the unin- corporated area ofrthis County within the Federal Census Tracts enumerated in Section 920-6.402 , when fees are to be paid in lieu of land dedication , such fees shall be one thousand one hundred dollars per dwelling unit .
