COUNTY .rp...6iiK`�cA SUBJECT: LEASE WITH THE BOARD OF TRUSTEES FOR THE BRENTWOOD VETERANS MEMORIAL BUILDING FOR THE PREMISES AT 757 FIRST STREET, BRENTWOOD k<00 T00171 CP # 08-23 SPECIFIC REQUEST(S)OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION RECOMMENDATION 1. APPROVE a Lease with the Board of Trustees of the Brentwood Veterans Memorial Building (Veterans), on a year-to-year basis through June 30, 2018, for the approximately 6,780 square foot Brentwood Veterans Memorial Building located at 757 First Street, Brentwood at a rental rate of $1.00 per year, for continued occupancy by the Veterans, under the terms and conditions more particularly set forth in the Lease. 2. AUTHORIZE the Director of General Services, or designee, to EXECUTE the Lease on behalf of the County. 3. DETERMINE that the project is a Class 1 Categorical Exemption under the California Environmental Quality Act (CEQA). 4. DIRECT the Director of the Conservation and Development Department, or designee, to file a Notice of Exemption with the County Clerk, and DIRECT the Director of General Services, or designee, to arrange for the payment of the handling fees to the Conservation and Development Department and County Clerk for filing of the Notice of Exemption. FINANCIAL IMPACT The Trustees will pay the County $1.00 per year during the term of the Lease. BACKGROUND Various veterans groups have occupied the Brentwood Veterans Memorial Building since the mid-1920's. The current Veterans' are composed of members from the American Legion, the Veterans of Foreign Wars, and the Marine Corp. League. This lease will provide for continued use of the Brentwood Veterans Memorial Building by these Veterans groups. The Veterans are responsible for minor interior maintenance, including the electrical, lighting, water, and plumbing systems, as well as the exterior lighting and landscaping. The County is responsible for the maintenance of the roof, the HVAC system, fire extinguishers, lock systems, major repair of the building's systems, and the exterior of the building.
